About Parkway Gate, Manchester

Situated on Chester Street, just off Oxford Road, Parkway Gate is only a few minutes’ walk from both Manchester Metropolitan University and University of Manchester campuses. Want to live with flatmates? Choose an en-suite room and you’ll get your own private bathroom but share a kitchen (perfect for cooking and eating together). Opt for a studio and your kitchen will be private too. The common room at Parkway Gate includes pool and TVs, plus you get free access to a fully equipped gym, a karaoke room, dedicated video games room (with consoles) and a super-comfy cinema room to watch your favourite films. If you don’t want to head out, you won't be bored staying in! Need to do some studying? We've also got loads of spaces to work with friends, or to take some quiet time to revise. There's also a courtyard area to soak up the sun, or take your studying al-fresco. You can walk to the buzzing nightlife and shopping districts of Manchester city centre in around 15 minutes - but there’s plenty going on in your neighbourhood too. The nearby RNCM is an amazing live music and performance venue, as is HOME Manchester - which is also great for independent cinema and art exhibitions.

Cancellation policy

How to Cancel your Booking

1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
 
2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
  • a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  • a copy of the proof of acceptance of your new university by UCAS adjustment.
 
4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       The rooms are very clean and spacious. Additionally, the accommodation is ideally located, close to amenities and universities. The staff are incredibly friendly, always available to help, and quick to respond to emails. I highly recommend this student accommodation for anyone starting university or pursuing a PhD. I don’t understand the 3.1-star rating. This accommodation deserves more than 5 stars, considering the price, location, and great staff.
