    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     Spent my third year at Daisybank and it’s the best accommodation I’ve been in. A really good place to study in but only a short walk to the city centre and university. I really like my room, high ceilings and a nice window gives it a nice atmosphere. The staff are also really lovely, they’ve helped me with any problems I’ve had and done so much to make my experience better. I really like it here and if I was studying next year, I’d definitely rebook.

    Good place for students, I lived there for one month and it was nice and quite The only thing is that there was a very bright light coming from out side. I have spoken to them to change the light direction, but they did not do anything. Hence, during this month was very difficult to sleep.. Otherwise, the place is very nice and has very fast internet and very close to everywhere.

    Highly recommend Daisybank Villas for students looking for a comfortable and peaceful place to stay in Manchester! The location is very convenient, just a 15–20 minute walk or a 10-minute bike ride to the University of Manchester. It’s tucked away in a quiet area, so it’s very peaceful at night, which is great for studying or resting. The rooms are incredibly spacious and fully equipped with everything you need. The management team also does regular checks and maintenance to ensure everything stays in good condition. I’d especially like to give a huge shout-out to Suzy, one of the staff members at Daisybank Villas. She is incredibly friendly, responsible, and always willing to help. Whenever I had any issues or requests, she responded quickly and efficiently. There were even times when I felt emotionally overwhelmed due to personal reasons, and Suzy was always there like a big sister listening patiently and offering thoughtful advice that really helped cheer me up. I’m genuinely grateful for all the kind support she and the rest of the team provided over the past year! Parcels are delivered to and safely stored at reception, which is super convenient. If anything needs fixing, you can report it through the app and it will be handled promptly. The accommodation team also organises lovely little events from time to time, like handing out desserts, small gifts, or running fun raffles, which creates a really warm and friendly community vibe. Considering all this, the rent is actually very reasonable and great value for money. Overall, I had a fantastic experience here, and I’d definitely recommend Daisybank Villas to any incoming students. Don’t miss out — it’s a great place to call home during your studies!

    I had a great experience staying here, and the staff have always been so helpful and supportive. In particular, Suzy at reception has been amazing! She has been incredibly helpful throughout my stay, always going above and beyond to assist with any requests and making sure everything was taken care of. Her friendly and approachable attitude made my time here so much easier and more enjoyable. Thank you for making my experience so positive and I’d highly recommend this accommodation to anyone looking for a welcoming and supportive place to stay.
