Cancellation policy

How to Cancel your Booking

1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
 
2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
  • a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  • a copy of the proof of acceptance of your new university by UCAS adjustment.
 
4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       We’ve had 2 daughters stay in this place. One during Covid lockdown. Staff were helpful. Both girls have felt safe. The place is clean and it’s very close to the centre.

      Lovely accommodation when I went to visit the prices are quite reasonable for the standard but the rooms are slightly smaller than other accommodations in the city. The contracts are also longer than some of the university of Liverpool halls so it ends up being more expensive. This said the maintenance of the halls and the included facilities are very good. I would recommend this accommodation to lots of people but be prepared to pay a little more

      Can be quite noisy, specifically if you're in an ally facing room because the binmen come at 6.30, however if you're ok with the occasional noise this is an outstanding accommodation, wifi is quick, lots of kitchen space and excellent reception staff who are all so kind.

      One of best student accommodation in liverpool. Stayed in ensuite 5 room cluster from Jan 2025-Aug end @£165 pwpp. Pros, top notch facilities, student centric helpful team and near to everything (within 1km). Only cons are (1) sound pollution, darting emergency vehicles, partying sound from Metrocola pub and early morning road cleaning trucks, the windows are soundproofed but still it's not 100%. (2) Shower drain needs regular maintenance, which Unitestudents always do promptly. They even preemptively change shower heads. I have heard only good things about all Unitestudents managed properties. Would recommend international students to blindly trust them.
