    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     I loved living here - rooms were really generously sized, with good bathroom facilities & a short walk to the city centre. Also the management staff were really kind and helpful, they always helped get any issues sorted quickly. Thoroughly recommend.

    Absolutely love living here! The room is huge, the bathroom’s even bigger, and it’s just a 5-minute walk from the city centre. The team is super responsive, any issues get sorted almost instantly. Honestly, couldn’t ask for a better student accommodation!

    I stayed in Windsor for my final year of uni and I loved it! It’s a 10 minute walk into the city centre and super close to public transport routes to the universities, though they are also at most a 15 minute walk away. All the amenities you need are between 5-10 minutes away including shops, pharmacy, and hospital. The rooms are massive and worth the money, especially with the window and balcony doors, it’s a rarity to have so much natural light. The layout is perfect as well, as all other studios I saw had the kitchen right in front of the bed, whereas these don’t. The bathrooms are also massive for a student accom. The staff are absolutely fabulous as well! The managers and front desk staff are quick to respond and super kind, as well as maintenance who are happy to come as quick as they can if anything happens! If I could I would happy come back!
