    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel before the start of the licence period, you will be entitled to a full refund of the Advance Rent. If you decide to cancel after the start of your licence period, then you will be held to the terms of your licence agreement.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     I had a lovely stay at St Andrew Gardens Accommodation. The rooms were clean when arriving, modern, and very comfortable, and the location is ideal for getting around Liverpool. The staff were friendly and helpful, and everything was well maintained. I felt safe, relaxed, and well looked after throughout my stay. I’d happily stay here another year and would highly recommend it.

    If you're looking for student accommodation in Liverpool, I can't recommend St Andrew’s Gardens highly enough, and the main reason is the fantastic staff. Seriously, they are the absolute heart of the place. From the moment I moved in, they were welcoming, incredibly helpful, and genuinely friendly. Whether I needed to ask a question or just had a quick chat on the way out, they always had a smile and were happy to go the extra mile. It’s not just about politeness, though—they are brilliantly efficient and proactive about making sure everyone feels safe and settled. It makes a huge difference knowing there's such a reliable and caring team on site. Thanks Nikki and the team!! While the location and room itself are great, it's the amazing staff that transforms this place from just a building into a true home away from home. If a supportive, friendly environment is important to you, this is definitely the place to choose!

    I have been living here for a few months now, and it has been a great experience. I’ve had the chance to connect with so many people from different parts of the country, which has made the stay even better. The location is safe and extremely convenient, with easy access to buses, trams, and cabs. Supermarkets are nearby, and being in the city centre means it’s close to universities and other essential places. The property is well maintained, clean, and the management often organises events that help residents meet and engage with new people. I genuinely enjoy living here and look forward to the upcoming events.
