The strategic location of Iconinc The Ascent student accommodation ensures that the students do not have to travel far when it comes to their universities or colleges. It offers easy access to numerous educational institutions, which means that the students can choose to either walk or use public transportation to get there in a matter of minutes. For example, John Moores University is situated only 300 metres away, while the University of Liverpool is situated at a distance of one kilometer. The Liverpool Hope University is also located at a comfortable distance of 6.4 kilometers and can be reached on foot or by taking a bus. Since Iconinc The Ascent accommodation offers several bus links to different parts of the city, this should really not be a problem!

We will cancel your booking without penalty if your visa is rejected, subject to the student sending Iconinc a copy of the visa rejection letter within 48 hours. Cancellations will only be accepted before 1st August 2026. Applicable for 26/27 bookings only.
No Place, No Pay Terms and Conditions
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 12th August 2026. Applicable for 26/27 bookings only.
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 13th August 2025. Applicable for 25/26 bookings only.
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 14th August 2024. Applicable for 24/25 bookings only.
Long Stay Rate:
All long stay packages are based on a minimum of 28 consecutive nights. A £500 holding fee is due upon booking to secure your apartment. This payment will be deducted from the overall cost of your stay. If you cancel within 48 hours of making your booking, we will refund your £500 holding fee. However, full payment or termly payment is due on completion of the booking. This is non-refundable, non-amendable, and non-transferable if the booking is cancelled.
Early Departures
Cancellation fees will be applied in line with the cancellation policies of your rate plan. Typically, this could be the next termly payment or the remainder of the booking duration.

We reserve the right to cancel your booking at any time, with immediate effect, if payments for your booking have not been made within the agreed time frames. Or you break the contract anyway.
may also cancel your booking in the event of severe weather conditions, acts of terrorism, fire, flooding, power failure, emergency evacuation, or other circumstances beyond our control. In the event of such a cancellation, we will endeavour to contact you in advance and advise alternative options.
Out-booking:
In the unlikely event that we are not able to accommodate your booking on the night of arrival, we will find alternative suitable accommodation and ensure that you are charged no more than the original booked rate. Any difference will be covered by IconInc @ Roomzzz for your inconvenience.
Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. Choosing to live somewhere such as The Ascent, by IconInc is truly the best decision a student in the UK can make. If you choose to live, in a private apartment with no concierge. You will have no option but to spend a large amount of time and money dealing with: organising your utility bills, liaising with an estate agent, finding housemates, organising accommodation taxes, living in close proximity to people you don't know in a potentially unsafe area, moving your belongings in to the apartment alone, and importantly, it's likely you will have to work harder to find social interaction, which is crucial for feeling happy in a new city. Students need to feel happy, because when we're happy, we can do our best work, and achieve our best grades, to begin our careers. If you live somewhere like IconInc, everything above and more is taken care of for us. After comparing other accommodations in Liverpool, listening to my friend's experience of other places, and having now lived in IconInc for 4 months - It is crystal clear that IconInc deliver the best standard of this experience in Liverpool. On a final note, I would like to highlight a particular member of staff, Libby, who goes above and beyond for tenants in the building. Having staff members who help with anything (within reason), is what takes the Ascent to the next level for student living experience. 11/10. *Photos - my "Elegance" room.

I have lived at IconInc for the past 3 years and cannot think of a better place I could have chosen to enjoy my University experience. Not only does it have amazing facilities and weekly organised activities to bring the students together, but the staff are so friendly and accommodating and have made my stay here so much more enjoyable. I couldn't recommend IconInc enough, and will treasure all the experiences and life-long friends I have made here!

Best Accommodation in Town! Lived here for 2 Years, what a Wonderful experience I had and the staff is really chill and amazing. Abdi, Matt, Beth and Lucy were the best. It has the Best Views of the city everyday you see something new. They have monthly events which are fun, I highly recommend to anybody who is studying in Liverpool, move in here its the best.
