Cancellation policy

How to Cancel your Booking

1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
 
2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
  • a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  • a copy of the proof of acceptance of your new university by UCAS adjustment.
 
4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       Exactly as expected. Stayed during Oasis and The Fringe. Only reasonable accommodation within walking distance of Old Town. Would recommend and stay again. Travelers will be fine.

      Nice place / staff. Close to Edinburgh's old town (either by bus or walking). We've booked an apartment (7 nights) and don't regret it. There's no daily cleaning / fresh towels (they do it once a week, but you have everything you need to do it yourself). Minor remark though: the bed was a little bit uncomfortable.

      Salisbury Court is decent for a great price. Stayed 5 days for the Fringe and his modern place is perfect, location wise to city centre and many options of restaurants and cafe as you walk toward the city centre. Feeling safe in the area. The room and hall way and kitchen were clean. Clean towels were provided, but only had 2 pillows for us as a couple and did ask for more. Staff at reception works 24/7 and are very accomodating. Note: Its a student accomodation, therefore no TVs in the room. Just bed, cupboard, study table, shower, toilet and power outlets. I love the view from our room and would wake up with such relaxing view. Just only downside, shower in Bldg 3 Floor 3 in room A - it was flooding so had to shower with the lowest pressure. Else I highly recommend this Salisbury Court.

      Overall a great accommodation to stay at. The best aspects were the level of safety (24 hour reception, multiple card swipe areas), as well as the community feel since it’s student accommodation. The rooms were affordable and walking distance from old town. I also appreciated the lounge area with couches, pool table, projector screen etc. The shared kitchens were also full of essential appliances and great views. I think the rooms were tidy and comfortable overall, but I do acknowledge the beds and bathrooms/shower might be small for more than one person. I also think maybe some extra signs could be placed to help guide customers in and out of the main lounge area as it can be a bit confusing with all of the fire exits. And lastly, the biggest downside in my opinion was the paper thin walls which can make it tricky to get to sleep.
