Cancellation policy

How to Cancel your Booking

1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
 
2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
  • a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  • a copy of the proof of acceptance of your new university by UCAS adjustment.
 
4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       Very well positioned in the City Centre, next door to a Greggs (open til 4am) and opposite a 24 Hour Shop. McDonalds and Tesco are also nearby and Herron Food’s and Weatherspoon can be accessed easily by the back gate. Bedrooms and the EnSuites are well designed with lots of storage space, blackout curtains and wide windows that can let lots of air in! Kitchen and Bedroom was very clean when we moved in. The ground floor is always spotless and very clean but it’d be nice if they could do some of the coridors more regularly as these can get dirty after nights out. Found the lifts to be a little unreliable and sometimes dropping to the -1 level randomly, but they’re now being renovated so hopefully this won’t be a problem for you! WIFI is very fast and reliable. Staff are very friendly and available to help 24/7, and the building is very secure with key card entry and security at nighttime. Did personally struggle with the shower head being too low as i’m 6’ 3” and the wardrobe isn’t set out in the best possible way. Also found that the drains got blocked; especially it there’s a lot of girls or people with long hair in your flat - but the team downstairs would help unblock them for you if you report it on the app. Otherwise this is a perfect place to live in the City Centre.

      Very good student residence, extremely well located, in the city center of Newcastle, close to shops, restaurants, shopping centres, and only 15min walk from Northumbria Uni. Residence very clean, with nice commun areas, modern rooms and large kitchens. Perfect and secure place to live as a student.

      Accommodation is safe and secure, staff is friendly, and flats are nicely set up. Only problem: one lift's been broken since the academic year started, and the other doesn't even have a close button. Considering the price at £142 per week per person they should easily have fixed it by now. Fixing these issues would easily make it a 5-star experience.

      I’m a first year student living in Newgate court accommodation and it is 10/10. The rooms are amazing and the staff are very much on top of the maintenance. The main point I want to highlight though is the reception staff, they truly make it feel like home, they’re always friendly and up for a chat, they look out for us and are caring, kind, considerate, NEVER rude to anybody and are just genuinely very helpful and kind people- they’re the BEST!! Thank you to all the amazing staff at Newgate, we appreciate you ❤️❤️❤️ shout out to Amber + Olivia✨
