Cancellation policy
How to Cancel your Booking
1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.
3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
- a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
- a copy of the proof of acceptance of your new university by UCAS adjustment.
4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.
Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. Rooms are nice & comfortable. The social areas are fantastic - spacious, clean, and perfect or hanging out with friends. The study areas are excellent, offering private study/meeting rooms and many silent group study rooms. The staff are incredibly friendly and always happy to help with anything, which makes a huge difference. Our kitchen gets cleaned every month. Staff are around 24 hrs a day. Great value for money.

Based on other reviews, does not seem as good value as the nearby Triumph House by Study Inn. They have TVs in their kitchens and rooms which you don't get here. Reception is only staffed for 5 hours, 10am-12pm and 5pm-8pm. Seven people to a flat. Loads of fridge and freezer and cupboard space, more than we needed. Maintenance requests actioned promptly. Good common areas. Attractive modern buildings and courtyard with covered area. Parcel lockers available and not full. Mail dealt with well. Always washing machines available in the laundry room. Controllable electric heaters in the rooms. Good ensuite rooms with good bathrooms. Unfortunately no bedside table. So that you can access the under-bed storage, the shelves are quite high up. No coat hooks on the doors. Quite expensive. Assistance was provided with moving in which made that a good experience. Even though the website doesn't mention this, we were able to park in the courtyard while moving in. Bin bags are not provided, so it would be nice if they told us what size to buy. The size of the beds in the ensuite rooms is something like "small double", which I don't believe was stated anywhere obvious on the website, and no bedding is provided or offered for purchase. Access to the building and to rooms is by a key fob.
