Cancellation policy

How to Cancel your Booking

1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
 
2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
  • a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  • a copy of the proof of acceptance of your new university by UCAS adjustment.
 
4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       I stayed at Castle Court for 2 years. The location is great as it's only a short walk away from De Montfort University and the city centre. For the most part, the bedroom and kitchen are pretty good. The common rooms are a nice place to hang out with friends. Events were also held in the common rooms which were great for meeting up with people and having a bit of fun. I believe that the main issue with Castle Court is its issues with maintenance around the building and getting things resolved quickly. During my first year at Castle Court, construction made things difficult due to the loud noise, blocking the view from bedroom/kitchen windows, and navigation in the car park when entering/exiting the building. This was definitely improved during my second year of stay as I didn't encounter many maintenance issues at all. However, the elevator in the M block was out of order over a fairly long period of time. The receptionists were friendly, especially Caroline who was always very approachable, willing to assist with any issues, as well as happy to have a conversation.

      Has a very strong security as you’ll need a key/fop to get in and out of any aspect of the building, reception staff are very attentive and help with any issues especially Jacob.

      Castle Court is an amazing place for first year students. It’s the perfect location, with being just 5 minutes from campus. Jacob and Caroline were great helps the whole academic year.
