    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     I checked in yesterday and my experience was very good, I cannot remember the managers name ( a lady with blue hair) but she was very helpful in getting me checked in and dealing with a few other people as it was just her. I later had an issue with the WiFi and went down to reception where the night security helped me. So far so good

    I am currently living at Ben Russell Court. It is extremely good value for money, all of the staff are so fantastic and friendly. The view from my room (4th floor) is lovely! Often they do freebies and have events on or people who come in to sell food at a discounted price. The cinema room and commons room are great social places and overall this accommodation is great!

    Lovely staff especially Marie who is always really welcoming and kind. Only trouble is the walls are so thin you can even hear your flatmates phone notifications, so it kind of felt it like it was botched together. I was able to swap rooms pretty quickly when I had a faulty window which leaked onto my floor & bed and I've loved the weekly freebies, overall an affordable acom!
