Cancellation policy

How to Cancel your Booking

1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
 
2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
  • a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  • a copy of the proof of acceptance of your new university by UCAS adjustment.
 
4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       I lived there for my exchange term (strathclyde). The staff is very helpful and there is always one at the reception. Even when i lost my keys the just opend the door (in my old accommodation i had to pay for that). A few events at the reception, when they bake cake your offer fruits are also very nice. The accommodation is at the heart of Glasgow. 1 minute to Buchanan street, tesco and sainsburys right at the entrance. The subway is 5 minutes away so you can basically travel to the westend rather quick. I have to say when i got declined for on campus housing i was kind of disappointed but after the term i think liberty house is way better and near to the campus so you will not miss a thing. If I would do it again, I would definitely apply for a room at liberty. And during my stay it was all very clean, including the basement, i cant imagine where the other guy saw a mouse.

      I have been studying abroad since 2001 (more than 15 years), I have not seen such a clean, tidy, decent place for a student to stay as Liberty Living. One more thing I was really impressive is the management style here which was reflected on staff and the way where they treated me well. The reception staff were very nice and highly cooperative. It is really amazing place if you want an enjoyable stay.

      As an international student, I don’t find a better place with ensuite in Glasgow. I’d say it’s just 4 blocks away from the exact center of Glasgow, and you have all supermarkets, two railway stations, the subway, banks, and shopping centers within a 5-minute walk. This place was really convenient for me because I landed in Glasgow for the first time without anyone known to me living here. I could buy everything I needed, open a bank account, buy a SIM card, and so on by walking just a few blocks away from here. Also, the laundry in the basement was so convenient. I never had to take a bus in my first two months. The ensuite with the bathroom I got was almost new, and it was more than I needed. There’s plenty of storage space, a very long table, and a pretty good bed. They had everything they have advertised on the website, and all worked well. The building and the systems are also well maintained; there is nothing to complain about. From the first day, the staff was very friendly and supportive. Of course, we had some hygiene and tidiness issues when sharing the kitchen. But the staff involved nicely sorted them out. Talking about the downsides, the fire alarm seldom goes off, and you have to leave the building. Especially at midnight. Those are safety protocols that have nothing to do with Unite Students. Lastly, this building is highly insulated, and it overheats in the summer. Because you can only tilt the window slightly, you might find it difficult to sleep at night during the summer. That’s all, cheers!
