Cancellation policy

Please review the property's terms.

  • 1. Cooling-Off Period
  • 1. Cooling-Off Period

    1.1 The Tenant may cancel this Agreement by providing written notice to the Landlord within 7 calendar days of accepting this Agreement (the “Cooling-Off Period”)
    1.2 Cancellation under Clause 1.1 is only valid where:
    • The Tenancy Start Date has not yet occurred; and
    • The Tenant has not taken occupation of the accommodation.
    1.3 Where valid notice is received within the Cooling-Off Period:
    • All rent and deposit payments shall be refunded in full;
    • The Landlord reserves the right to retain any permitted booking or administration fee in accordance with applicable law.
    1.4 If the Tenancy Start Date falls within the Cooling-Off Period, the Cooling-Off Period shall end on the earlier of:
    • The expiry of the 7 days; or
    • The Tenancy Start Date.
  • 2. Cancellation Before the Tenancy Start Date (After Cooling-Off Period)

    2.1 Following expiry of the Cooling-Off Period, the Tenant shall remain liable for the tenancy unless released in accordance with this Clause.
    2.2 The Tenant may request to be released from this Agreement if:
    • A suitable Replacement Tenant is identified by the Tenant or the Landlord;
    • The Replacement Tenant enters into a new tenancy agreement acceptable to the Landlord; and
    • The Tenant has paid all sums due under this Agreement up to the date of replacement.
    • The Landlord has complete discretion as to whether it accepts the proposed replacement Tenant
    2.3 The Landlord may charge a reasonable administration or remarketing fee, where permitted by law.
    2.4 The Tenant’s liability shall cease on the start date of the Replacement Tenant’s agreement.
  • 3. Cancellation After the Tenancy Start Date

    3.1 Once the tenancy has commenced, the Tenant shall be liable for the full contractual rent unless released in accordance with this Clause.
    3.2 The Tenant may request early termination where:
    • A suitable Replacement Tenant is found and approved by the Landlord;
    • The Replacement Tenant enters into a tenancy agreement; and
    • The Tenant has paid all outstanding rent and any permitted fees.
    3.3 The Tenant shall remain liable for rent and all obligations under this Agreement until the earlier of:
    • The end of the tenancy term; or
    • The commencement of the Replacement Tenant’s tenancy.
    3.4 The Tenant shall pay the Landlord a fee of £50.00 to cover the costs of preparing the room for the Replacement Tenant
  • 4. Termination Due to Student Status

    4.1 The Tenant may terminate this Agreement by giving written notice if:
    • The Tenant withdraws from, is excluded from, or is refused admission to their higher education institution; or
    • The Tenant is absent from their course for more than 60 days due to illness and has agreed with their institution to suspend their studies. 4.2 The following conditions shall apply:
    • The Tenant must give no less than four (4) weeks’ written notice;
    • The notice must state the intended date of departure;
    • The Tenant must provide reasonably satisfactory evidence (typically written confirmation from the institution);
    • The Tenant must vacate the accommodation on or before the stated departure date.
    4.3 Where the Landlord identifies any defect in the notice or supporting evidence, the Landlord shall:
    • Inform the Tenant as soon as reasonably practicable; and
    • Provide the Tenant with a reasonable opportunity to remedy such defect.
    4.4 Upon acceptance of termination, the Landlord may market the accommodation for reletting.
    4.5 The Tenant shall pay the Landlord a fee of £50.00 to cover the costs of preparing the room for the Replacement Tenant.

    5.1 The Tenant may cancel this Agreement before the Tenancy Start Date where the Tenant:
    • Does not receive an offer of a place at their chosen higher education institution.
    5.2 The Tenant must provide:
    • Written notice of cancellation; and
    • Reasonable supporting evidence (including, but not limited to, UCAS confirmation or written rejection from the institution).
    5.3 Upon acceptance, all rent and deposit payments shall be refunded in full

    6.1 The Tenant may cancel this Agreement before the Tenancy Start Date where:
    • The Tenant’s application for a visa to study in the United Kingdom is refused.

    • Written notice; and
    • Official documentation confirming visa refusal.
    6.3 Upon acceptance, all rent and deposit payments shall be refunded in full.

    Absolutely phenomenal experience. Way beyond expectations even. For the services and experience Mezzino offers, I would say it is not just well priced, but in fact, low priced. The area is so safe, clean, secure, the surroundings are beautiful, right next to the River Thames, gorgeous views of the city. Very well connected by bus and train. The management is super friendly, helpful and cooperative. To anyone thinking about moving here, I would strongly recommend it, definitely worth it!

    I spent first year of Uni at Mezzino, which boasts an incredible location. Everything, from grocery stores to pharmacies, is conveniently within walking distance. Additionally, the building is situated right in front of a bus stop, with 24/7 night buses available. This area is not only safe but also exceptionally scenic, with the added bonus of Greenwich Park just a short 15-minute walk away

    It was my first time in a different country for my education. I am glad I found Mezzino Student Accommodation. You have a tesco and Sainsburys right outside the accommodation. Shout out to John, our friendly manager, who was always there to help us sort stuff on-site. Throughout my stay I never ran into maintenance issues- water, electricity, Wi-Fi - everything was well taken care of. I also loved the connectivity and location. Would definitely recommend for anyone who is looking for an affordable student accommodation in London

    This accommodation is really good value for money especially for a studio in terms of price. The only downside is that there is no oven but apart from that you get all the amenities and a spacious room that's surprisingly effective at housing your personal belongings if you know how to store them. The property manager 'john' is great to go to for any problems and just wonderful to talk to when picking up a parcel. He always remembers your name and sorts out any issues with your schedule in mind. All in all, a great choice for student accommodation, especially if you're trying to get into central with the option of the overground and the DLR being 10mins away.

    McMillan is a fantastic place to stay as a student, and honestly, choosing it was one of the best decisions I’ve made. It’s in such a great location in Greenwich, with everything nearby Sainsbury’s, Greenwich Park, and even some really fun markets. I found the place through Mazzino, and I have to give a special mention to John, who made the whole process so easy. Whether it was before or after moving in, he was always super helpful and quick to sort out anything that came up. I stayed in a studio, and it was perfect for me spacious, with a kitchen and bathroom all to myself. The place is quiet, well-maintained, and just really convenient for day-to-day life. I never had any issues or disturbances while I was there. I could go on forever about how much I loved McMillan it really feels like I left a piece of my heart there. If you’re a student looking for a great place to stay in Greenwich, I can’t recommend it enough!
