About Campbell House, Bristol
Campbell House is a Bristol student accommodation that provides students with a comfortable living experience so they can make the most of their student life. The accommodation provides numerous rooms, all of which include a double bed, wardrobe, and a study desk with a chair. Each room has an en-suite bathroom, dining space, and kitchen. Some rooms will have a shared dining space and kitchen, while others will be private.

Cancellation policy
How to Cancel your Booking
1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.
3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
- a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
- a copy of the proof of acceptance of your new university by UCAS adjustment.
4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.
Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I have rented the accommodation the whole of summer 2025 and I have had a good stay. I was drafting my thesis and their study room has been very useful. It was clean and well maintained and conducive for study. The other facilities like the gym and TV room were good places to chill after some hard hard. I did not use their karaoke room but I would say it should be nice as well. Their game room is good but the games were very limited. Their pool table is very nice and I have enjoyed some good games there. The en-suite room is a bit small if you have a lot of stuffs. Their kitchen is not too bad but I think that only 2 refrigerators even big are not enough for 10 students sharing them. But then again the place is well located in the city center with 3 big supermarkets less than 5 minutes on foot. The location is top! Last but not least is that the personnel has been very helpful and always did their best to help. For this I am grateful and a big thank you to the summer team!!
