After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I've stayed here for a year and look forward to even more thanks to the really friendly staff, they make a fantastic team that respond very quickly to resolve issues and queries including Maintenance, Cleaning and Reception (especially Izzy and Ali always go above and beyond to help out and bring good vibes). Bonus is the beautiful city view from the bedrooms, and coming from a quiet village to Bristol, the traffic noise- you get used to in less than a week.

I stayed here for one year. The staff are very welcoming, friendly and supportive. I felt at home there. I would like to thank you each of those staff for their kindness including housekeeper, security and others. It was quite noisy while I was staying there. This was due to recent constructions going on very close to this accommodation. The location is perfect which is very near to the city centre, shopping mall, hospital as well as the University of Bristol (walking distance of 15 mins). That's a huge advantage. The only disadvantage was the noise from nearby constructions. They demolished very tall hotel building. Therefore, heavy machines are being used everyday except Sundays. Once those constructions are completed, it might be much better place to study and live. Currently, if you want to stay in quiet place then you may want to avoid this. In general, Bristol is quite noisy city but if you stay in city centre then expect it more frequently. Consequently, I highly recommend this accommodation. Staff is extraordinary. They will be missed a lot. Thanks for everything.

I’ve lived at iQ Bristol for two years before I graduated, and my experience has been amazing! The management is very understanding, and staff are incredibly friendly, especially Ayman, who always goes above and beyond. The place is very safe, requires fob access at almost every door and floor, is always kept clean everywhere, facilities are easily accessible and well-maintained, making daily life very convenient. iQ Bristol also puts a lot of effort into creating a welcoming environment for students, hosting a variety of events and fun themed activities throughout the year which is very important for abroad students! My only issue was having silverfish in my studio, but overall, it’s been a great place to live! This was my amazing amazing view that i miss till this day.

The staff here are all very warm, friendly, and supportive. The rooms are spacious and comfortable, with modern décor and well-maintained facilities. I also really enjoy the small events that are held from time to time—it makes living here feel fun and engaging. The location is excellent as well. It’s close to the hospital, supermarket, and the university, and it’s conveniently situated right above the coach station. After long trips, being able to go straight home without walking far at night feels very safe and reassuring.
