Cancellation policy

Please review the property's terms.

  • 1. Cooling-Off Period
  • 1. Cooling-Off Period

    1.1 The Tenant may cancel this Agreement by providing written notice to the Landlord within 7 calendar days of accepting this Agreement (the “Cooling-Off Period”)
    1.2 Cancellation under Clause 1.1 is only valid where:
    • The Tenancy Start Date has not yet occurred; and
    • The Tenant has not taken occupation of the accommodation.
    1.3 Where valid notice is received within the Cooling-Off Period:
    • All rent and deposit payments shall be refunded in full;
    • The Landlord reserves the right to retain any permitted booking or administration fee in accordance with applicable law.
    1.4 If the Tenancy Start Date falls within the Cooling-Off Period, the Cooling-Off Period shall end on the earlier of:
    • The expiry of the 7 days; or
    • The Tenancy Start Date.
  • 2. Cancellation Before the Tenancy Start Date (After Cooling-Off Period)

    2.1 Following expiry of the Cooling-Off Period, the Tenant shall remain liable for the tenancy unless released in accordance with this Clause.
    2.2 The Tenant may request to be released from this Agreement if:
    • A suitable Replacement Tenant is identified by the Tenant or the Landlord;
    • The Replacement Tenant enters into a new tenancy agreement acceptable to the Landlord; and
    • The Tenant has paid all sums due under this Agreement up to the date of replacement.
    • The Landlord has complete discretion as to whether it accepts the proposed replacement Tenant
    2.3 The Landlord may charge a reasonable administration or remarketing fee, where permitted by law.
    2.4 The Tenant’s liability shall cease on the start date of the Replacement Tenant’s agreement.
  • 3. Cancellation After the Tenancy Start Date

    3.1 Once the tenancy has commenced, the Tenant shall be liable for the full contractual rent unless released in accordance with this Clause.
    3.2 The Tenant may request early termination where:
    • A suitable Replacement Tenant is found and approved by the Landlord;
    • The Replacement Tenant enters into a tenancy agreement; and
    • The Tenant has paid all outstanding rent and any permitted fees.
    3.3 The Tenant shall remain liable for rent and all obligations under this Agreement until the earlier of:
    • The end of the tenancy term; or
    • The commencement of the Replacement Tenant’s tenancy.
    3.4 The Tenant shall pay the Landlord a fee of £50.00 to cover the costs of preparing the room for the Replacement Tenant

    4.1 The Tenant may terminate this Agreement by giving written notice if:
    • The Tenant withdraws from, is excluded from, or is refused admission to their higher education institution; or
    • The Tenant is absent from their course for more than 60 days due to illness and has agreed with their institution to suspend their studies. 4.2 The following conditions shall apply:
    • The Tenant must give no less than four (4) weeks’ written notice;
    • The notice must state the intended date of departure;
    • The Tenant must provide reasonably satisfactory evidence (typically written confirmation from the institution);
    • The Tenant must vacate the accommodation on or before the stated departure date.
    4.3 Where the Landlord identifies any defect in the notice or supporting evidence, the Landlord shall:
    • Inform the Tenant as soon as reasonably practicable; and
    • Provide the Tenant with a reasonable opportunity to remedy such defect.
    4.4 Upon acceptance of termination, the Landlord may market the accommodation for reletting.
    4.5 The Tenant shall pay the Landlord a fee of £50.00 to cover the costs of preparing the room for the Replacement Tenant.

    5.1 The Tenant may cancel this Agreement before the Tenancy Start Date where the Tenant:
    • Does not receive an offer of a place at their chosen higher education institution.
    5.2 The Tenant must provide:
    • Written notice of cancellation; and
    • Reasonable supporting evidence (including, but not limited to, UCAS confirmation or written rejection from the institution).
    5.3 Upon acceptance, all rent and deposit payments shall be refunded in full

    6.3 Upon acceptance, all rent and deposit payments shall be refunded in full.

    Not sure why this app won’t let me give 5 stars but 💯 10/10 service. Just wanted to say a massive thank you to the maintenance member Jordan, an extremely friendly staff member who fixed my shower and installed a brand new drain which was damaged by a previous student my room, I raised the concern at 3:30 pm and immediately received a knock on my door, the speedy and good quality service was a very pleasant surprise! he kept me self informed during the maintenance and helped me understand the issue with my shower, he also did a great job at installing our new stove in the kitchen and our oven, again thank you very much Jordan you’ve improved my experience for Vita and Inflienced my decision to rebook for next year!

    Living at Vita Student York has been an amazing experience. From the moment I moved in, I found it incredibly easy to meet people and build a great group of friends, thanks to the weekly events. Whether it’s chef-led cooking classes, fitness sessions, arts and crafts, or well-being workshops, there’s always something going on. These events have helped us form a close-knit community—we see each other several times a week, go to events together, chat about university, and even meet up outside Vita to explore York. The location is also really convenient. There’s a bus stop right outside with direct routes to the train station, city centre, and the University of York. Although there’s no direct bus to York St John University, it’s still a manageable walk. There are plenty of shops nearby too—Waitrose and Lidl are about a 10-minute walk away, and there’s even an M&S Food BP right next door for quick essentials. One of the best things about Vita is how welcoming and diverse it is. It genuinely feels like a little student village, with people from all different backgrounds and courses, yet everyone is friendly and open. The grounds are also beautifully maintained, with plenty of greenery and wildlife—I’ve even spotted a fox outside my window! The facilities are another big highlight. The 24-hour gym has everything you need, and the free fitness classes like yoga, boxing, and HIIT are a great bonus. The optional biweekly cleaning service for rooms and kitchens is also a lifesaver, especially during busy university weeks. The communal kitchens are spacious, with plenty of storage, a huge fridge/freezer, and a proper oven, so cooking is never an issue. There are loads of extras too, like beauty masterclasses with free goodie bags, cocktail nights, and plenty of bookable spaces, including study rooms, art rooms, a cinema room, lounges, and a cooking space. The staff are always friendly, happy to take feedback, and genuinely want to make life here as good as possible. That being said, Vita Student is definitely expensive. But compared to other accommodations in York that don’t offer these kinds of extras, it does feel more worth it. The social atmosphere, quality of facilities, and all the added perks make it a unique experience that would be hard to find elsewhere. There have been a few small issues—like you would get in any accommodation— but the team are very very quick to sort things out. Events often seem fully booked, but in reality, people don’t always show up, so you usually still get a space if you just turn up. And the complimentary weekday breakfast, with fresh fruit, pastries, bread, and cereals, is such a nice touch daily! Overall, Vita Student York has given me a great balance between socialising and studying. It’s a place where you’ll feel part of a community, have access to amazing facilities, and make friends easily. If you’re looking for an accommodation that offers more than just a place to sleep, and you’re willing to pay extra for it, I’d definitely recommend it!

    I have been living at Vita Student York for a while now, and my experience has been very positive. Even though the building has been running for some time, the facilities are well-maintained overall. The location is also perfect—very convenient for commuting to the university and getting to York city center. However, the best part of living here is the team. A huge thank you to the manager, Kirsty. She is incredibly responsible, empathetic, and approachable. I’ve had issues with noise from neighbors upstairs and downstairs, and every time I reached out, Kirsty communicated with them efficiently and resolved the problem. She truly makes me feel heard and valued. I also want to mention Kate, who is always enthusiastic and warm. She greets me every time I see her. Whenever I’m confused about any facility or service, she is always there to help. I really love that she often tells me, "It's ok, Don't worry, I'll handle it." It makes me feel so reassured and safe. Value for money: Although the price isn't low, I am willing to pay for the services provided—specifically the weekday breakfast, the bi-weekly housekeeping, and the spacious, comfortable study and social areas. Highly recommended!
