    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

    The territory is always clean. The team at reception are friendly, ready to help, solve your issues, answer your questions with detailed answers. They include all your personal needs. The security is 24/7, and also ready to help with issues. There are cameras on all territory. The location of accommodation is great, a lot of supermarkets, close to the city centre, cafes and restaurants. The maintenance team solves all issues as fast as possible. The Internet works great. There a lot of washing machines and dryers. There a lot of social events, presents for people who live here. There is also cat, who lives here. He is really cute. The bus stop to university very to the accommodation. The gym is included to the price for the room. The fire safety alarm is checked every Tuesday.

    My accommodation is pretty central, about 15 minutes by bike / 30 mins by bus from campus. There is a bus stop literally outside my front door, and decent variety of shops within a short walk. I have a nice south facing window that gets plenty of natural light. The place has fast WiFi and, unlike most of my previous flats, it has wired internet too. Everyone who works here has been really nice and helpful. Only complaints that I have are that the rent is pretty high, and the fire alarm keeps going off.

    The apartment is amazing! It’s very quiet and peaceful. The staff here are absolutely wonderful! A huge shoutout to Sabrina (Student Castle reception) and the team at Vitalis — both of them have been incredibly kind, helpful, and welcoming from day one. They always go above and beyond to make sure everything runs smoothly, and their support has made my stay so much more comfortable. 10/10 for service!

    We had such a lovely stay, great value for money! We stayed here for three nights. Really friendly and helpful staff, we would definitely love to come back and recommed this to any students visiting York, even If it's a shorter stay like ours, because they do offer that as well! The room was in great condition, the only thing we thought was a bit weird was that there was only cutlery and plates for one person, even though we made the booking for two. Also there wasn't any baking parchment, so in case you want to cook your own food it's good to buy those kind of supplies yourself.

    Hands down the best student accommodation I’ve ever lived in! I’ve stayed in five different student accommodations around the UK, and even though this one is the most expensive, it’s 100% worth it. You really do get what you pay for. The facilities are great, everything’s well looked after, always clean, and it genuinely feels like a home away from home. Also a special shoutout to Oreo, the residential cat, who is the cutest and just makes living here even better 🥹 All the staff are so lovely and amazing at what they do, they’re always helpful and make you feel really welcome. The location is perfect too, super close to the town centre and right near Lidl, Morrisons and B&M, which makes life so much easier. If you’re looking at accommodation in York, I honestly couldn’t recommend this place more!
