After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. To find out which properties qualify and how to get started, reach out to our team. We're happy to guide you through the booking process from start to finish.
Very nice accommodation, super cosy rooms and the staff are always helpful and very welcoming. The facilities are great - the common rooms have many activities, such as a pool table, table tennis, TVs, etc. The accommodation is also a short walks away from supermarkets.

I could not have asked for a nicer accommodation! The Brickworks is an amazing accommodation for first year students located in a great location close to YSJ Uni as well as York centre. I could not praise the staff enough they go above and beyond to support every individual living at this accommodation. They host so many different events from bringing in alpacas, hosting pizza nights and providing arts, crafts and free activities. If there is ever any maintenance problems someone always sorts it urgently and staff are always available even throughout the night if you have any concerns. Krissie is so kind and caring who is always there to help with any concerns and is always there if you need someone to talk to. The common room is an amazing place with a pool table, ping pong table, vending machine, sofas and a tv to hang out and speak to new people. My room, bathroom and kitchen was extremely tidy with enough storage to keep all your equipment. I highly recommend this accommodation; I will miss living there!
