Cancellation policy
Cancellation Policy:
You can cancel within 14 days of signing the contract (before 1st August) or within 24 hours if after. After that, you’ll need to wait for a replacement tenant to be found to be released. When you re-let, your deposit is refunded minus any charges, and there’s a £50 contract variation fee.
Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. So happy I chose to live here!! Love using the study spaces for uni work especially the coffee machine! The staff are so friendly and are always happy to help us, which makes it feel like a home away from home!

My friend lives in Fusion and it’s always warm and welcoming. The staff are lovely and are always polite, willing to help if anything’s needed and will stop to talk (if they’re not busy!). Would deffo consider living here or suggest people to live here x

I’ve genuinely loved my time at Fusion Students. From the moment I arrived, the staff have been incredibly friendly, approachable, and always willing to help with anything. You can tell they really care about the students and put so much effort into making the place feel alive and welcoming. There’s always something going on, whether it’s events, little thoughtful touches around the building, or just the atmosphere they create day to day. It doesn’t feel like just accommodation, it feels like a community. If I were staying for another year, I would definitely rebook. Thank you to the whole team for making it such a positive experience!
