No Visa No Pay: if you don'tget your visa tocome and study in the UK, you must send us the visa application rejection letter within 48 hours of receiving it. This policy is valid until 1 September 2026.

Please send your request and the supporting official documents to the respective schemes' email. Should you fail to provide the necessary information within 48 hours, the amount will be equal to the lesser of

  2. The amount equivalent to one week’s Licence Fee will be retained as a cancellation fee.

No Place No Pay: if you fail to gain the required qualifications and are not accepted into the University, you need to send us the university rejection letter, or proof that the exam results don’t meet the requirements of the University. In this private accommodation for students in Sheffield,  you can choose from contemporary 4 and 6-bedroom flats, competitively priced with some great offers and a very low £150 deposit - perfect for groups and SO much better than a shared house. Each student bedroom has a large, comfortable bed, a study area, ample storage space and a modern en suite bathroom. Flats have a shared kitchen with appliances, and a relaxing spacious multiuse common room so you can unwind with friends after lectures. There is also a blazingly fast glide 1 Gbps (*Wifi speeds may vary but are estimated at 250Mbps) available throughout the building.

    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.
  • Guarantor

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

    I’ve been living in this accommodation for 9 months, best accommodation I’ve lived in so far. Affordable price and it’s clean and appropriate for students. The staff is amazing and very nice people, they hold events very often to have everyone together and they’re really fun. Highly recommend!

    Nice accommodation, I have lived there for 2 years. Staffs are very friendly, and 4 activities per month such as food, drinks and kitchen stuff. The rent is very economic. Near shops and campus, especially Science and Engineering. I recommend this accommodation due to its rent, environment and convenience.
