iQ Steel, Sheffield cancellation policy
After 31st July, students won’t be able to cancel their bookings unless their reason falls within our cancellation policy.
A booking can be cancelled up to and including 31st July of the year when the student was due to move in. The booking fee is non-refundable.
After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.

What is the deadline for 1st installment?
The deadline for the first instalment is 1st August.
Is the Student Accommodation site secure?
The physical safety and psychological security of the students is taken care of at the property. This is done through the use of CCTV cameras, on-site security staff and on-site teams available around the clock, 365 days a year. Secure door entry is also employed at the entrance to the property. This can only be breached if you physically open the door for someone. That is why we suggest you take special care to not allow people to tailgate you.
Can I book if I'm under 18?
The property does not accept guardianship of the students under the age of 18.
Can I bring a TV?
The short answer is yes, as long as you meet all the prerequisites. This means that before you bring a TV, you must know whether your room has a TV point. Your TV should not be larger than 21 inches and should be able to free-stand as wall-mounted TVs are not allowed. The property provides TVs and TV licenses in the communal areas but if you want a TV in your own room, you will have to arrange for a license yourself. If you have any more questions, you can check in with the on-site team.
Can I bring my bike?
Yes, most sites feature dedicated bike storage areas. As long as you are a resident at the property, have registered your bike and obtained a bike tag, you will be able to bring and store your bikes at the property.
Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand and RentGuarantor, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I moved in about 2 weeks ago, so far it’s been an amazing experience. The staff are always on hand and are so welcoming and helpful. They are lovely to chat to and make sure everyone staying here is well looked after. I’ve had the pleasure of being able to talk to Grant on a few occasions and he’s been great at being able to make you feel very comfortable and it’s nice having a friendly face in the building. I would 100% recommend anyone to stay here because of my experience so far.

I would highly recommend IQ steel to students looking for amazing accommodation at very fair prices. The accommodation is conveniently located close to everything students may need and the rooms and common area are very well designed. The staff, especially Grant, are also incredibly welcoming and great at fostering community.

Personally, I absolutely love this student accommodation. I love wooden floors and accents, so my en suite was absolutely perfect for me. The staffs are kind and helpful as well, and are willing to help fix any maintenance issues as soon as they’re able. I’ve already booked my accommodation next year, I do highly recommend! It’s got good rooms and it’s near UoS as well!
