After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. IQ Brocco was a lovely accommodation to stay at for my final year of study especially for the price. Archie and Charlotte were both very helpful with my queries and sorting out any issues I had with my room. The facilities were also decent and the location was perfect being close to university and the city centre.

Good accommodation, doesn't includ kettle, vacuume cleaner or a toaster, but you do get a nice TV and thr kitchen is well designed. The cleanliness upon arrival was questionable, but the staff are so nice I'm giving it a 5 starts. Special shout out to Cat and Rob w for being so friendly.

A fantastic place. Jamie and Megan on reception were simply brilliant and went above and beyond to help me during my visit. The standard of cleanliness in the public areas is exemplary and a credit to everyone who works here, as are the on site facilities, with hot drinks readily available in reception. I will certainly be returning!!

Beautiful accommodation to live in for such an incredible price! Weekly activities, so you can get to know other people in the building as well as getting to meet different staff. The staff are super helpful and supportive! Especially Archie, who has made me and my friends feel incredibly welcome. Any issue I have has been resolved promptly, not that there have been many! Would definitely recommend this place to any student in Sheffield.

It is a nice place and very cheap. They have a friendly with staff at the reception 24/7. Also has a mobile app which is easy to use. They have induction hobs which are easy to clean. Had trouble with the oven and they had it replaced with a new one. New oven also has timers for auto shutdown which is cool. I find the separate hot and cold taps in the bathroom uncomfortable to use but it's manageable.
