    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     Our daughter stayed at Central Quay for 2 years whilst studying at Sheffield Hallam. The staff were friendly, she had a few issues with her door key card but they got it sorted easily and were very helpful. The room was a good size and had everything our daughter needed for a comfortable stay, enough storage and a large desk to work from. Due to a change in circumstances our daughter could not stay for the third year and the staff were understanding and helpful. The location is great, a walk into the city plus with the trendy neighbourhood of Kelham Island on the doorstep.

    Before moving here, you might hear a lot of people disliking this place just for how far it is from the city centre. In reality the place is about a 15 minute walk (some uphill) towards the city campus, or a 10 minute bus ride. There is a small Tesco under the building for quick essentials, a big Tesco 5 minutes around the corner, and an Aldi, Iceland, and Home Bargains up the road towards Hillsborough. I would highly recommend thinking about which flat you want, and would also recommend asking for any middle room (Rooms C or D). This is because rooms A and E are usually next to the kitchen or front door. Both of which might slam. For the placement of your flat, I highly suggest asking for a room that isn't southern-facing. The southern facing flats see the sun all day long, whilst the flats are VERY well insulated. I ended up with a southern facing flat for the first year, and had to suffer with 38c temperatures in my room alone, with two fans and all windows open. This being said, the south facing flats do get a great view, as posted in the photos. But this is only if you are on floors 3 and above. If you are any lower you will quickly get annoyed by all the idiots who like to rev their engines on the street all day long. From my personal experience, I would recommend asking for a flat on the top floor of F block, looking north towards the river. This is the calm, cool, and quiet side of the building. But if you wish not to pick a room, then you better start wishing you don't get the ground-floor flats or the court yard flats. The staff are extremely friendly and kind. Cleaners are the superhero's of this place, so please keep your kitchens clean for them, I've seen what they have to go through and it's not easy. The reception and maintenance staff are very responsive and eager to help. So definitely speak with them if there's a problem. All in all, here's my (Tl;dr) review grades: 10/10 Staff 9/10 Facilities 7/10 Cleanliness 8/10 Comfort 10/10 Value for Money 7/10 Location 10/10 WiFi (50 megabytes) To conclude; You'd be mad to not at least try this place for at least one year. Especially for the pricing. Just be sure to get the right flat arranged before-hand.

    Comfortable Living Space and Great Community at an Affordable Price with all the required Amenities: “I’ve had a fantastic experience living at Central Quay (S3) during my university days. The rooms are well-maintained and come with all the necessary furnishings for a comfortable stay. The location is perfect, with easy access to campus and local shops (Tesco). What stands out the most is the sense of community here; there are plenty of organized social events that make it easy to meet people and make friends. The management team is incredibly responsive and always willing to help out with any concerns. Highly recommend to any student looking for a hassle-free living experience!” High-speed internet to the well-equipped gym and study rooms, they have everything a student might need. They’ve truly thought about our comforts and requirements. What sets it apart for me, though, was the community feel – there’s a real sense of warmth and inclusivity here. If you’re looking for a student accommodation that ticks all the boxes, look no further than Central Quay. The rooms are bright and airy with lovely views (I got riverside lake view room!! I’m Lucky!!!), and the study areas are quiet and conducive to productivity. I’ve particularly enjoyed the communal kitchen spaces where I’ve had many potluck dinners with my floor mates. The onsite laundry facilities are a blessing, too! Moreover, maintenance issues, if they arise, are promptly addressed.     Before arriving to the UK, it was a daunting task to finalize an accommodation without actually being able to visit in real. Having made the choice with the available resources and virtual viewings, I can proudly say that Central Quay is one amongst the best student accommodation available in the Kelham Island locality. For students both attending the University of Sheffield or Hallam, accessibility is never an issue. Situated on the bank of River Don, it has beautiful views of the city and surroundings. There is Tesco Express located in the building which makes it really easy to get something when your out of supplies. There are multiple pubs in the area and city center is 10 minutes walk from the accommodation. I lived in the Standard en-suite rooms and given the price, they are really good. The maintenance is great and if you ever have any problem, the staff are really helpful and kind. Absolutely no complaints in terms of the facilities. There is a common room with pool table, foosball, outdoor table tennis, TV room, study room and gym available to use for the students. Kitchen cleans are held once in 2-3 weeks and they do a wonderful job. I would highly recommend every student to consider Central Quay during their time at Sheffield.
