    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel before the start of the licence period, you will be entitled to a full refund of the Advance Rent.     Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     If you are looking for a place to start a new life and not feel like you are left alone being an international student, I would recommand to book a place in Central Quay. The staff are lovely, extremely hard to just praise one. They make sure that you are doing well. You can always contact your reception people for anything you might want to know. Make sure to pick out a good view room so that you can wake up to a beautiful sunrise that will definitely make your day. All the other amenities you might need are top-notch!

    I've lived here for two years now and really enjoyed it. Central Quay is in a brilliant location near lots of independant pubs, bars, and shops and close to the beautiful River Don. The rooms are comfortable with plenty of space and storage. The staff are friendly and helpful and maintenance is quick to fix anything if needed. I work as the SSI (student sustainability influencer), I plan events for the residents and try to make the accomodation as environmentally friendly as possible. This has been a great experience and helped me gain lots of skills for my CV.

    I’ve absolutely loved living here and would highly recommend it to anyone looking for friendly staff, warm and comfortable accommodation, and easy access to the town centre. The location is fantastic, making it a really enjoyable place to live. It’s also surprisingly affordable, which is rare to find for somewhere of this quality. The reception team are genuinely welcoming and approachable. I especially want to mention Lisa and Charlie they’re always happy to chat, ask about my day, and make the effort to create a friendly, positive atmosphere. ALSO!! the accommodation is located in Kelham Island so there's plenty of great walking routes and interesting places to explore nearby. Overall, it’s easily the number one accommodation in my opinion 🙌😄

    Central Quay is a very positive place. The staff are kind and friendly. Any problems you have, you can go and talk to the staff about, they will do what they can to make things better for you. They have clear rules of how to treat the premises all over and that helps with the feeling of safety. There are cameras which track who comes in and out of the buildings. The staff are very good with handling parcels. I've had to be away from my accommodation for a few days and my parcel didn't get lost and I was able to collect it with ease. I had to show who I was as a safety precaution. Very good communication, very kind area and positive environment. If you ever get locked out of your room after losing your card or key, there are posters up of the number you can call, help usually comes straight away!

    I have had a really good experience staying here. The accommodation genuinely feels like home, and I never felt completely away from home because of the friendly environment and regular social activities. The festival celebrations were especially meaningful, as they helped me feel connected and comfortable during times when I missed home the most. The staff are really nice, helpful, and approachable. They are always open to discussing any concerns and try their best to resolve issues quickly. I really appreciate Charlie, Lisa, and all the other staff members for their support and kindness. The location is also excellent. It is in a calm and beautiful area near Kelham Island, while still being very close to Sheffield city centre. It usually takes only around 10–15 minutes to reach Sheffield Hallam University or the heart of the city, which is very convenient. In terms of security and management, the place is well organised and feels safe. The only area that could be improved is cleaning, especially outside window cleaning, and more regular cleaning of the kitchen and communal areas within the flat at a fixed time rest of the area are excellent and clean. Overall, I found this place very good value for money and would definitely recommend it to other students.
