    You may cancel within the period stated on your contract. Please note: this period varies by location, so please check your contract. If you paid a deposit or any rental fees for your booking and you are able to cancel under the terms of your contract, these will be refunded to you.
    You will lose your right to cancel your booking when you collect the keys for your room, even if this is within the period stated in your contract. 
    This policy is subject to contractual changes.
    All cancellation requests must be made in writing by emailing your village reception team directly. 
    We will confirm within 14 days from receipt of your request to cancel whether further information is required or whether your request to cancel has been accepted. For the avoidance of doubt, until you have received confirmation from us confirming that your cancellation has
    been accepted, the contract between you and us remains active, and you remain liable for any payments due under that relevant contract.

    If you are a first-year student or you are residing in the building for the first time, you may withdraw your acceptance of the owner’s offer to provide you with a room and of the terms of this agreement (in which case you will receive a refund of the residential fee paid by you in advance and the deposit) if:

    • You do not receive an unconditional offer from Your University. You may withdraw your acceptance of the Owner’s offer up to seven (7) days following the release of A Level Results by giving the Owner notice in accordance with clause 5.9 and providing the Owner with evidence which it deems satisfactory within this time frame; or
    • You require a visa to study in the UK, but your visa application has been rejected. You may withdraw your acceptance of the Owner’s offer to provide You with accommodation up to seven (7) days after rejection of your visa application, by giving the Owner notice in accordance with clause 5.9 and providing the Owner with evidence which it deems satisfactory within this time frame.

    Our right to cancel your booking.

    We reserve the right to cancel your booking and resell your room in any of the following circumstances:

    1. You fail to collect your key within 14 calendar days of the date you are permitted to occupy your room from.
    2. Where the first rent instalment is due prior to the booking start date, and it is not received as cleared funds within seven days of the due date.

    You remain liable for all amounts due under the contract until the room is sold and for any rental amounts between bookings, which we may deduct from any deposit we hold.

    If, after the commencement of your booking, you would like to be released from your contract with us, and a suitable replacement (in our absolute discretion) is found, we will release you from the contract from the date the replacement contract takes effect. You will remain responsible for any rental arrears outstanding up to this date. Your deposit will be refunded subject to any permitted deductions, by way of example (but not limited to) damage, cleaning, or rent.

    If, after the commencement of your booking, you would like to be released from the contract, and a suitable replacement (at our absolute discretion) is not found, we reserve the right to retain the deposit. You will remain liable for the full rent and other charges detailed in your contract until the date your contract ends.

  • I stayed at John Lester and Eddie Colman Courts and my experience was deeply affected by how my mental health support needs were handled during my time there. I moved in with an established safety and support arrangement in place through my university and mental health services. This was clearly communicated and was a crucial part of how I was able to cope and stay well while living independently. After changes in management, the way my support arrangements were treated changed significantly. What had previously been understood and accepted was later restricted in ways that were inconsistent and poorly communicated. At times, it felt like decisions were being made without properly considering the real-life impact on my mental health and safety. The effect of this was not minor. It had a serious and direct negative impact on my wellbeing. Losing reliable access to the support I depended on made an already difficult situation significantly worse, and left me feeling overlooked at times when support mattered most. In my experience, there was a clear failure to take into account how important consistent support is for students with mental health conditions. The approach taken felt rigid and disconnected from the reality of managing mental health in a student setting. I would strongly warn parents and especially ones of young people with mental health conditions or additional support needs to think very carefully before choosing this accommodation. It is important to ask detailed questions about how support plans are treated in practice, because my experience shows that they may not always be upheld in a consistent or reliable way. While many students may have a very different experience, mine was extremely distressing and had a lasting impact on my wellbeing. If you are in a position similar to mine, I really would suggest looking for alternative accommodation as after living here for 2 years, I really have been let down
