Finding a Replacement Occupier for your accommodation.
If you wish to end your license to occupy early, you may find a replacement licensee acceptable to the landlord. The new licensee will sign a new agreement, which may be at a different rent to match the current market rate.
Before we accept a replacement:
Once the replacement licensee has signed and paid, they will assume responsibility for all future rent and obligations. Until then, you remain responsible for the rent until the original end date.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I have lived here for two years and it has honestly been an amazing experience. The staff members are extremely helpful and friendly, the common areas are clean, all amenities are provided and it’s in a great location. There’s a grocery store right next to the building and it’s only 5 minutes away from the train station. I highly recommend it!

Wonderful accommodation. Lived here last year, rebooked for this year as well. The rooms are spacious, well designed, fully equipped, well lit with a giant window! Bathroom is well sized, the kitchen is also perfectly sized and room has Plenty of storage. The staff is a blessing, very polite and competent. All maintenance works are completed within a day or two, all issues are resolved as soon as possible. Overall the accommodation is well designed (including the common area which is clean and free to use, not to mention, has a vending machine), safe, hygienic and perfectly located. It’s close to restaurants, bus stops, train station and town centre. I would recommend this place to anybody who’s looking for a comfortable stay. 10/10
