Cancellation policy

After 31st July, students won’t be able to cancel their bookings unless their reason falls within our cancellation policy.

A booking can be cancelled up to and including 31st July of the year when the student was due to move in. The booking fee is non-refundable.

After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:

1.Their UK Visa application has been denied

2. They have failed to obtain the required qualifications to get into their university of choice

3. Extenuating circumstances e.g.: ill-health, family circumstances

Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation. 

Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.

    What is the deadline for 1st installment?

    The deadline for the first instalment is 1st August.

    Is the Student Accommodation site secure?

    The physical safety and psychological security of the students is taken care of at the property. This is done through the use of CCTV cameras, on-site security staff and on-site teams available around the clock, 365 days a year. Secure door entry is also employed at the entrance to the property. This can only be breached if you physically open the door for someone. That is why we suggest you take special care to not allow people to tailgate you.

    Can I book if I'm under 18?

    The property does not accept guardianship of the students under the age of 18.

    Can I bring a TV?

    The short answer is yes, as long as you meet all the prerequisites. This means that before you bring a TV, you must know whether your room has a TV point. Your TV should not be larger than 21 inches and should be able to free-stand as wall-mounted TVs are not allowed. The property provides TVs and TV licenses in the communal areas but if you want a TV in your own room, you will have to arrange for a license yourself. If you have any more questions, you can check in with the on-site team.

    Can I bring my bike?

    Yes, most sites feature dedicated bike storage areas. As long as you are a resident at the property, have registered your bike and obtained a bike tag, you will be able to bring and store your bikes at the property.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       lived here for two years, staff are nice and helpful and there’s always security on site in case of any issues or complaints. the only thing i had an issue with was the extortionate prices that i had to pay for a summer stay JUST to keep my belongings in my room (there was no way for me to take them home since i live across the sea, so i could only take whatever fit in my suitcase - meant i had to leave any bulky things like bedding and kitchenware). it was frustrating to have to pay £700+ even though i wasn’t physically there and no one else would be using my room anyway since i had rebooked already… didn’t make sense to me at the time and still doesn’t make sense now, does just feel like they’d take any opportunity they can get to increase their profits :/

      I had great 3 years staying at iQ Kopa. The team is incredibly friendly, welcoming, and always ready to help with any questions or issues. I especially enjoyed the monthly events, such as the breakfast mornings and popcorn afternoons. Having facilities like the pool table was also a nice bonus. Overall, iQ Kopa is a fantastic place to stay with an amazing team. I highly recommend it!

      I spent 2 years at iq kopa and to be honest I never felt so good. All the staff is amazing,absolutely available to accomodate any request and smiling at all times. The accommodation itself is clean, and well kept. Cleaning service available every week to hoover the main corridor, stairs etc. Anything that needs to be fixed or changed, be assured that it will be. Staff does organise events to bring people/student together to help them to make friends etc. Honestly, if you need to study at Uclan, IQ KOPA is the best choice 👌 u can ever make. You will not regret it at all.
