No Place No Pay: if you fail to gain the required qualifications and are not accepted into the University, you need to send us the university rejection letter, or proof that the exam results don’t meet the requirements of the University. You must send us the proof documents within 48 hours of receiving them. This policy is valid until 1 September 2026.

    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel before the start of the licence period, you will be entitled to a full refund of the Advance Rent. If you decide to cancel after the start of your licence period, then you will be held to the terms of your licence agreement.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     Capitol students has been an amazing place for me to live these past couple months. The receptionists are always smiley and cheerful, super friendly and extremely helpful on any inquiries I may have. My accommodation is very well priced and the maintenance service is able to fix any issues I have within a reasonable time. Overall I would recommend to anyone thinking of moving and I’ve already booked for next year :)

    My bedroom has so much storage for all my clothes, going from a single bed to a comfy small double was amazing! Not only is the bed amazing but having a desk, my own bathroom, staff that respect and value you as an individual is amazing. I have no faults when picking here for my student accommodation! Everyone’s super friendly, the staff are so helpful, maintenance and cleaning staff are so friendly and always say hello when walking by! I truly would recommend here for all students wishing for a place close to the city centre, Barbican, a tree park. Having all these facilities so close has made my experience even better!

    Lived here for the first semester of freshers. I loved the huge kitchen and especially the view. Of course I was very lucky to be placed in a corner flat on the fifth floor. People from other flats admitted it was the best flat in the accommodation as it has really great views. Compared to the other halls, it was cheap, however for the money it was very expensive. Although, you did get a great ensuite and a double bed. The internet speed was pretty good (50mbps+), and there are also ethernet ports in every room. The staff were very nice but washing was expensive (£3.50 a wash). The building itself was both nice and very secure. It is a sort 10 minute walk from the university and five minutes from Drake circus shopping center. Overall it is a brilliant accommodation and I'd recommend it to anyone becoming a fresher in the future.
