    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel before the start of the licence period, you will be entitled to a full refund of the Advance Rent. If you decide to cancel after the start of your licence period, then you will be held to the terms of your licence agreement.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

    I have lived at St Thomas court for three years, I stayed in a shared flat for my first year and then decided to stay here for the duration of my degree. I have really enjoyed my time here and it's the perfect accommodation to meet people in first year! The maintenance team/ housekeeping are amazing, if anything goes wrong it is fixed promptly and the facilities/ hallways/ shared spaces are always kept clean! The reception staff are friendly and helpful.

    I love student capitol accommodation!! It has been the place ever to live in. Out of all the accommodations that I checked during the initial stages of room hunting, student capitol took the top spot in terms of the value of money and the facilities that are offered. Even the staffs surprised me with their kindness and enthusiasm. I love walking past the reception, just so that I can wave a hi to some of the staff. I also have lovely flatmates. Regardless of our jitters and jatters amoung each other, we are still very respectful of each other’s space and mindful of cleanliness. Overall I just love that I choose to live here and have these wonderful people around me!!

    I’ve been living at St Thomas for the past year, and I’ve recommended it to so many of my friends that I’ve decided to rebook for another year myself! Honestly, it’s one of the best accommodations I’ve stayed in. The rent is affordable, the location is fantastic, and the team here truly makes all the difference. Everyone is incredibly friendly and helpful, and they go above and beyond to make you feel at home🫶 A special shout-out to Penny and Kelly, as well as our ex receptionist Michelle gone but never forgotten! 🤧💘 They have all been amazing and have made my experience here so welcoming, comfortable, and homelyyyy!!! Always doing their best to help me out🥺🥺🥺 and also that one beautiful young girl on st teresas reception bless her she is always searching for our lost parcels🫶 (Chloe) I think😅 Any maintenance issues are dealt with quickly and efficiently, which makes living here completely stress-free. The location is also a huge bonus, with Drake’s just around the corner and Domino’s literally on your doorstep, which definitely makes student life even better! (atleast it did for me)🫶😋🍕and so many shops on ebrington street. One of my favourite perks is that when you rebook the same room, you can leave your stuff there over the summer. It saves so much time and effort and makes moving back in incredibly easy. Overall, I’ve absolutely loved my time at St Thomas and couldn’t recommend it more. It’s a friendly, convenient, and genuinely homely place to live, I’m so glad I chose to stay another year! 😊💕 If anyone is reading this comment and wanna book my comments kinda making you book it, it refer box put my name "Laiba Razvi" i'll get £200🥺🫪 ahahaha just joking!

    Management is very friendly and kind. Social events are very nice and you can make friends as well as having lots of fun. Maintenance is very quick and good at repairing. Also quite friendly. Shared kitchen is bigger than you think and keeping on top of cleaning is good as long as your flatmates are helping too. Fridge/freezer space is good. Got new sofas and stalls which are very nice and comfortable. Bedroom are nice once you decorate them. Lots of space to store clothes and things. Huge desk to study on. Heating is great and works straightaway. I usually turn it off after a while as it tends to get quite hot otherwise. Bathroom is nice although make sure to report any mould and bring a dehumidifier as that will help. The water is quite hot. Pressure is adequate. Plumbing seems quite good. I have never had anything wrong with that. Flats are normally quite quiet except on a few occasions which to me is fine as people are having fun and going out. Any complaints about loud neighbours are dealt with straightaway. Smoke alarms work very well. WiFi is pretty good. Security is good too. The location of the accommodation is very good in my opinion. About 15 mins to walk to University of Plymouth and the arts University is closer I'm pretty sure. There's a Tesco's right outside and Sainsbury’s local down the road. Lots of takeaway places around. A few pubs close by and down the street. Town is literally a 10 minute walk. Parking at the accommodation is quite expensive-my flatmate says. Parking around the accommodation is not free and there isn't one close by. Overall a very good accommodation. I highly recommend to anyone.
