Cancellation policy

Bookings made prior to 1 May  2022

If you sign your Tenancy Agreement prior to 1 May 2022 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 1 May 2022. Once we receive such a notice, we will confirm receipt, cancel your Tenancy Agreement, and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

If you sign a Tenancy Agreement for a semester booking you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the property, with no penalty up until 8 weeks before the start of your agreement. Once we receive such a notice, we will confirm receipt, cancel your Tenancy, and will refund your Advance Rent Payment of £250.00, together with any other payment of Rent you may have made.

Unless the Tenancy Agreement has already commenced and if you have not collected your key you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the "Cooling-off Period"). Cancelling outside the Cooling-Off Period

Outside the Cooling-Off Period, you may request to cancel your Tenancy, by notice in writing or by e-mail to the Residence Manager at the Property. However, you will remain liable for the Rent payable under the Tenancy Agreement until a suitable replacement tenant has been found.

Cancelling as you do not receive your visa

If you are not successful in being awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:

  1. You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and
  2. You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office.
  • One less worry if you don’t receive your offer
  • One less worry if you don’t receive your offer

    If you are not successful in obtaining your place at your chosen university, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your tenancy agreement provided the following criteria are met:
    1. You submit your request to cancel, in writing or by e-mail to the residence manager at the property, before 22nd August 2025; and
    2. You provide the manager with a copy of your rejection letter from the University or UCAS.
    Once we have your request, we will confirm receipt and refund your Advance Rent Payment of £250.00, together with any other rent payments you may have made.

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    I read some of the reviews on here and I can’t understand what makes people so upset. I stayed in private accommodation my first year and was given no support. If there was an issue, it would take days to get anyone to come have a look. Beckley point has the best staff, everyone is friendly and they are with you in 5 mins if you have an issue. People also complain about the lifts- the higher you are, the longer it will take. That is normal! I live really high up and don’t understand the issue of having to be patient. This is probably the best accommodation you will ever experience in Plymouth, and I’m happy to be staying here another year.

    A really beautiful place to live as a student. Great views and amazing common areas. There are a few issues with silverfish in the building even if your room is not dirty. Good value for money. The staff are always happy to help and really quick to respond. I have loved living here and will definitely miss it. It's a really secure building with key access everywhere. The staff will question anyone that enters who they do not recognize. I especially love Beau! I have and will definitely recommend Beckley to any friends I make looking for a good accommodation.

    The place is clean and nice with good facility, the staff are friendly and helpful. The only problem is always need spend 10-15min to wait for the left in the rush hour (before and after school). Also, the size of the room is quite good, but if the size of the studio become larger a little bit will be much better. In overall, this place is good to live with and the value is quite good.
