After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. Came by a short while ago to visit and old friend and was really impressed by the rooms, facilities and atmosphere! Matheo at the front desk was particularly friendly while I waited for my friend to come down. Would have been nice to live in such a place during my time at uni.

Visited a friend at this accomodation and was really impressed by the facilities! Everything was really clean and spacious, and the interior has a really cool, industrial vibe. A much nicer student accomodation compared to others in town. Matheo at reception was really friendly and welcoming as well.

Im having a fantastic stay at this accommodation and couldn’t have asked for a better experience. The place was spotless, beautifully maintained, and exactly as described in the listing. The room was comfortable and well-equipped with everything. The location was perfect convenient to shops, restaurants, and public transport, yet still peaceful and quiet at night. It made exploring the area so easy and enjoyable. The staff are super friendly.

Living at IQ Exchange Nottingham is pretty cool! The room is spacious and well-furnished. It's super convenient with supermarkets and cafes nearby. The community is friendly and there are lots of fun activities. I love the chill vibe and meeting new people. It feels like home!

The staff at this residence are very friendly, professional, and efficient. I reported an issue and it was resolved in less than half a day. This made my stay much more comfortable and reassuring. Overall, I am very satisfied with the service and would highly recommend this accommodation🥰
