We will cancel your booking without penalty if your visa is rejected, subject to the student sending Iconinc a copy of the visa rejection letter within 48 hours. Cancellations will only be accepted before 1st August 2026. Applicable for 26/27 bookings only.
No Place, No Pay Terms and Conditions
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 12th August 2026. Applicable for 26/27 bookings only.
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 13th August 2025. Applicable for 25/26 bookings only.
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 14th August 2024. Applicable for 24/25 bookings only.
Long Stay Rate:
All long stay packages are based on a minimum of 28 consecutive nights. A £500 holding fee is due upon booking to secure your apartment. This payment will be deducted from the overall cost of your stay. If you cancel within 48 hours of making your booking, we will refund your £500 holding fee. However, full payment or termly payment is due on completion of the booking. This is non-refundable, non-amendable, and non-transferable if the booking is cancelled.
Early Departures
Cancellation fees will be applied in line with the cancellation policies of your rate plan. Typically, this could be the next termly payment or the remainder of the booking duration.

We reserve the right to cancel your booking at any time, with immediate effect, if payments for your booking have not been made within the agreed time frames. Or you break the contract anyway.
may also cancel your booking in the event of severe weather conditions, acts of terrorism, fire, flooding, power failure, emergency evacuation, or other circumstances beyond our control. In the event of such a cancellation, we will endeavour to contact you in advance and advise alternative options.
Out-booking:
In the unlikely event that we are not able to accommodate your booking on the night of arrival, we will find alternative suitable accommodation and ensure that you are charged no more than the original booked rate. Any difference will be covered by IconInc @ Roomzzz for your inconvenience.
Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. Firstly, I'd definitely book again! Great value for money for what you get. Cheap accommodation within minutes of the city centre. Rooms are a great size, with really comfy beds, a sofa, desk, large shower room and fitting kitchenette (microwave, 2 hobs, toaster, kettle, fridge with mini freezer, pots and pans, cups and glasses). I really like the idea of breakfast, it was just got down to reception between 6:30-10:30 and grab a coffee and croissant 🥐 great idea for either breakfast on the go or just a light bite. Parking is available below the hotel, you have to go into reception and let them know as you'll need a key card to open the garage/metal door. When exiting on checkout, their is a key card drop box as you drive out. Would book again if I were to stay in Nottingham again. 🙌🏼✨

For a city centre hotel, at a very reasonable rate, this place exceeded my expectations. The staff were friendly and helpful (especially the guy on nightshift), the room was clean and great (and, considering the carnage outside - city centre sat night - it was so quiet... also very quiet inside) only criticism would be the extractor fan in the bathroom didn't work but it seems to be standard in all hotels nowadays. Would not hesitate to recommend/return

Great location in the city centre, underground parking area for £10 a night. Check in was smooth and the receptionist polite and helpful Room was really large, with a great kitchenette which was really well stocked with all the appliances you might need. Big bathroom with a walk in shower. Bed was comfortable, with lovely bedding. The Aircon wasn't working well at all, I just opened the window instead but this could be a issue if it was warmer. Breakfast - you help yourself to tea/coffee and croissants.

It’s my friends’ and I’s favourite place to stay in Nottingham. The hot chocolate is phenomenal! What brand do they use? Also everyone is always so helpful and kind. Not to mention the quality of the the suites! Lovely and the location is close enough to get anything you want from city but not smack in the middle and I love that!
