Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. To find out which properties qualify and how to get started, reach out to our team. We're happy to guide you through the booking process from start to finish.

I love living at graystacks as it is very close to the city centre as well as supermarkets, a pub and gym just a few minutes walk away. There have been a few minor maintenance issues but they're mostly always fixed the same day as they are reported by the very friendly maintenance man. The building itself is very modern and the rooms are spacious. There are many positives to living here, which is the reason i am staying my second year at graystacks, but there are also a few negatives to bear in mind before deciding to move here. The rooms are not very soundproof so i can hear everyone in my stack very clearly as well as the persons music that backs onto my wall in the stack next to me and it makes my room shake nearly everyday and occasionally in the middle of the night, making it very hard to do work in my room. I have reported this one issue many times over the few months but nothing has come from it so it results in me having to do work downstairs which is annoying when you pay for a room. However, no one else has this issue so hopefully if you decide to stay you just dont have a noisy neighbour! One other minor negative to living here is that sometimes stacks will host parties that are extremely loud and i will hear people screaming, chatting and music at full volume till 5am which isnt great if you have a 9am lectrue the next day! But this is also what you would expect at any uni accomidation so this didnt suprise me much. I also would probably not recommend staying here if you are studying on clifton campus just because it is so far away and takes me sometimes up to an hour to get onto the campus making a 9am very difficult. This is just because the bus stop is a 20 minute walk away and the bus gets very busy in the mornings that sometimes it doesnt have room to pick you up. Additionally, the wifi is usually VERY slow and i use my data pretty much all day everyday. Apart from those few minor issues, i would definitely recommend staying here, especially if you're a social butterfly as there is always someone to hang out with as you live with 11 others in your stack. As well as a lovely cleaner that comes once a week. I've attatched some photos below of what the place looks like as i know when i was looking to come here all the photos were outdated and i was really stuggled finding out what the place would actually look like as all the photos online are in the old stacks. I have the ensuite canal view room and when i was looking last year i could only find pictures of the room being renovated so hopefully this helps!

I have been living at Graystacks since my first year of University and have always found Graystacks to be a good place to live. It’s very different to other student accommodations in Nottingham but I’ve personally had a very positive experience from day 1. The staff, especially Tam & Maddie are very supportive and friendly. I originally had a viewing with Tam with my Dad, and it was her welcoming energy and enthusiasm that made me want to book. I’m really glad that I did. This will be my final year at Graystacks, and I’m going to really miss how easy the staff have made the process of living here be. Maintenance issues are always seen to. Staff communication is clear and timely, I’ve made good friends, and I’ve enjoyed my experience year after year. Thank you Maddie and Tam for 3 amazing years. I definitely recommend living here.

My experience at Graystacks Accommodation in Nottingham has honestly been exceptional. From the moment I moved in, everything felt thoughtfully designed and professionally managed. One of the standout features is the weekly cleaning service, which keeps the space fresh and comfortable without any extra hassle. The 24/7 assistance provides real peace of mind — knowing support is always available makes a huge difference, especially for students living away from home. The location is ideal: close to the city centre, yet beautifully surrounded by nature. The society area itself is aesthetically pleasing, calm, and safe, with a very well-structured security system that makes you feel protected at all times. The facilities are impressive — free washing and dryer services are a massive bonus. The kitchen is spacious and perfect for cooking comfortably, and the room layout is creative, practical, and offers more than enough space to live and study productively. The rooftop area is another highlight — a lovely space to relax and unwind. A special mention to Tammara Tabbah, the manager, who handles everything with professionalism and genuine care. Great staff truly make the experience what it is, and her management reflects strongly in how smoothly everything runs. Overall, Graystacks feels almost too good to be true — especially considering the bargain price for what you receive.

My stay at Graystacks has been nothing short of exceptional. When I checked in, I was greeted with a clean and spacious room, perfect as a single occupant. The kitchen was also spotless, providing a comfortable space. The Kitchen also gets cleaned once a week which is ideal when sharing with so many others The Staff have been incredibly welcoming and helpful. They have always been accommodating and prompt in addressing any requests. They are really friendly which has made my stay all the more enjoyable. I’ve met some really nice people here Graystacks is an ideal choice. Its location is conveniently removed from the hustle and bustle of the city center, offering a quiet place to study and relax I highly recommend Graystacks to any third-year student looking for a comfortable, clean, and supportive living environment. The quiet atmosphere make this accommodation a top choice for students seeking a positive and productive university experience.
