    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel before the start of the licence period, you will be entitled to a full refund of the Advance Rent.     Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.
  • Guarantor

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     I had a good experience living here. The accommodation was clean, comfortable, and in a convenient location close to campus and shops. Staff were helpful and quick to respond to any issues. Overall, it’s good value for money and I’d recommend it to other students.

    Great atmosphere with a range of events every week, friendly staff who always make sure that the residents feel at home, and a great sense of community amongst the building. There is maintenance service on site and parcel collection at reception during office hours, so these are huge bonuses! Shout out to the property team and especially James, the property manager, for taking extra care of everyone 🌟

    I have been living here for quite some time and it’s a great accommodation! I have a lovely room with a great view and get along with all my flat mates. Contrast to one of the reviews here I know me and many others thoroughly enjoy living. I have not had issues with the bins or any maintenance. As an adult I do my part and everything runs smoothly! The staff are so lovely James, Dawn and Gav go out their way to help me! I’ve added some pictures to show the normal state of my kitchen and room, hope it helps :)
