Pay the first rent instalment: Follow the payment schedule stated in the agreement. The first rental instalment must be paid before move-in.
Receive booking confirmation: Retain the booking confirmation and payment acknowledgement. For the 2026/27 academic year, some properties may have a specific agreement-signing process while regulatory changes are finalised.
Complete pre-arrival formalities: Watch the induction video and book a move-in slot when Fresh contacts the student before the tenancy starts.

Do I Need a Guarantor?
Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.
What is Advance Rent?
Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. Roman house has been a great accommodation for my 3rd year of university. The rooms are very spacious with lots of storage place (great for someone with lots of clothes like myself) and good comfy bed. The en-suite is a great size with a roomy powerful shower. The kitchen is also a lovely area with suitable storage and comfortable seating and perfect for students. Overall I have had a great time here and all of the staff have been very supportive and accommodating- especially through lockdown. Would definitely recommend.

Amazing experience living here from last September in a classic studio. Very spacious room to store my stuff and stretch out, and facilities solid and modern. A good location with 20-minute walk to the university main campus and the metro and Central just minutes away. I like that the place is quiet most of the time, as if there were only me in the entire building (no joke ;) Also a massive thank you to the staff who are all nice and friendly, ready to help from maintenance (thanks to Dave and John) to parcels and everything (thank you Danielle) with great patience. I would definitely recommend this place if the above things are important to you. It’s surly worth the money you spend. The only thing I can possibly pick out are the sometimes failure of hot water and the internet. Usually they’ll be back in less than a day, but in a case or two / during weekends might need a little longer to be back to normal.

I had a studio at Roman House, and I enjoyed my stay. The accommodation is not too inhabited, so It's relatively quiet, cosy and clean. The size of the studio is right because it's arranged practically and it fulfilled all my needs. The staff is amiable, and they always listen and act to your needs, such as when something is broken. The uni' are a 15 min. walk and within 5-10 min. you're in the middle of the city. Therefore, you won't suffer too much from outdoor noise while living centrally.

My daughter has been to this is fresh in another city and she was impressed with the place and the staff. When she moved to this city, she looked for this company again and finally we found Roman House. She was not disappointed at all by choosing to stay here.. The location is good, quiet, clean, the staff is friendly, and the interior looks good. She really likes her room and all the staff here and the location. I agree with my daughter.We went there together and I likes roman house too.
