iQ Stephenson House, Newcastle cancellation policy
After 31st July, students won’t be able to cancel their bookings unless their reason falls within our cancellation policy.
A booking can be cancelled up to and including 31st July of the year when the student was due to move in. The booking fee is non-refundable.
After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.

What is the deadline for 1st installment?
The deadline for the first instalment is 1st August.
Is the Student Accommodation site secure?
The physical safety and psychological security of the students is taken care of at the property. This is done through the use of CCTV cameras, on-site security staff and on-site teams available around the clock, 365 days a year. Secure door entry is also employed at the entrance to the property. This can only be breached if you physically open the door for someone. That is why we suggest you take special care to not allow people to tailgate you.
Can I book if I'm under 18?
The property does not accept guardianship of the students under the age of 18.
Can I bring a TV?
The short answer is yes, as long as you meet all the prerequisites. This means that before you bring a TV, you must know whether your room has a TV point. Your TV should not be larger than 21 inches and should be able to free-stand as wall-mounted TVs are not allowed. The property provides TVs and TV licenses in the communal areas but if you want a TV in your own room, you will have to arrange for a license yourself. If you have any more questions, you can check in with the on-site team.
Can I bring my bike?
Yes, most sites feature dedicated bike storage areas. As long as you are a resident at the property, have registered your bike and obtained a bike tag, you will be able to bring and store your bikes at the property.
Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand and RentGuarantor, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I’ve really enjoyed living at iQ Stephenson. The place is always clean and well looked after, and the team here are honestly so friendly and helpful. They sort out any problems really quickly and make you feel properly welcome from day one. The location’s great, and for the price, it’s definitely worth it. Feels like a proper home away from home!

A good student accommodation near the city center and to the universities. The staff and services are really friendly and helpful, especially the assistant manager Harley Summers ,she goes above and beyond the needs of the students. Got good atmosphere. Rooms are spacious and affordable. The entire place is really neat and kept clean. Bills are included with the rent. Services include , Laundry room, Common Room, Games Room, Study Room, and parking facilities inside the building .But en-suite rooms are not available.

I stayed here for two years and it was a fantastic experience from start to finish. The accommodation was well-maintained and everything ran smoothly throughout my entire stay with no issues whatsoever, which reflects how well the place is managed. A huge part of that is down to Harley, the admin lady who goes above and beyond to make every resident feel welcome and well looked after. She is warm, approachable, and genuinely invests in the wellbeing of those around her making what can often be a stressful experience of living away from home feel completely effortless. I would highly recommend this accommodation to any student, and if Harley is looking after you, you are in very good hands.

Absolutely good value for money. I’ve spent almost a whole year living in iQ, and it is a pleasure that there are numerous interesting activities held in the common room or refreshment for celebrations at reception area, which are full of amazement during the year of studying while having a good place to stay! Would definitely love to recommend others
