We will cancel your booking without penalty if your visa is rejected, subject to the student sending Iconinc a copy of the visa rejection letter within 48 hours. Cancellations will only be accepted before 1st August 2026. Applicable for 26/27 bookings only.
No Place, No Pay Terms and Conditions
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 12th August 2026. Applicable for 26/27 bookings only.
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 13th August 2025. Applicable for 25/26 bookings only.
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 14th August 2024. Applicable for 24/25 bookings only.
Long Stay Rate:
All long stay packages are based on a minimum of 28 consecutive nights. A £500 holding fee is due upon booking to secure your apartment. This payment will be deducted from the overall cost of your stay. If you cancel within 48 hours of making your booking, we will refund your £500 holding fee. However, full payment or termly payment is due on completion of the booking. This is non-refundable, non-amendable, and non-transferable if the booking is cancelled.
Early Departures
Cancellation fees will be applied in line with the cancellation policies of your rate plan. Typically, this could be the next termly payment or the remainder of the booking duration.

We reserve the right to cancel your booking at any time, with immediate effect, if payments for your booking have not been made within the agreed time frames. Or you break the contract anyway.
may also cancel your booking in the event of severe weather conditions, acts of terrorism, fire, flooding, power failure, emergency evacuation, or other circumstances beyond our control. In the event of such a cancellation, we will endeavour to contact you in advance and advise alternative options.
Out-booking:
In the unlikely event that we are not able to accommodate your booking on the night of arrival, we will find alternative suitable accommodation and ensure that you are charged no more than the original booked rate. Any difference will be covered by IconInc @ Roomzzz for your inconvenience.
Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. Great place to stay and quite central. Not your regular hotel. Has a kitchen with refrigerator, cooking utensils, gas cooker, microwave and a dishwasher. So you can cook, I’m kind of drawn to places where I have some autonomy over what I can eat.

A really nice place to stay. Stayed here for my 30th Birthday weekend. Ideal location to the pink quarter, and train station. Lovely rooms, heated bathroom floor- love having a kitchen in your room. Staff polite and friendly. Would definitely recommend.

I weighed up different options and decided I would save money if I could make my own dinner. I was really impressed with the room, very clean and quiet, great bed, smart white bed linen. Kitchen was stocked with all I needed eg spatulas. There was a fire in one of the other rooms one night so I was woken up by the extractor fan going, but everything else has been amazing. The staff are super helpful. I was able to do all my laundry mid week and staff helped me figure out the tumble dryer.

Booked through Airbnb and was under £40 per person per night! We had a wonderful stay, the room was super clean and the bathroom was very luxurious with a big rainfall shower and a heated tile floor. The kitchenette was very useful with a sink, hob, fridge/freezer, microwave and a dishwasher too. They also provide free hot drinks all day from the lobby and at breakfast time a croissant if you want it! Such great value for money for what you get. The lobby staff were very friendly and helpful too! Really made our little trip to Newcastle a great one :)

This was our second stay at Roomzzz Newcastle, and what a difference from our first visit , this time it was absolutely lovely from start to finish. We’re so glad we decided to give it another go! We stayed in the Design Suite, which was beautiful, spacious, and very comfortable, with a stunning view of the Quayside that really made the stay feel special. The room had everything we needed and more. The morning croissant and coffee were a fantastic touch it was simple, fresh, and perfect for starting the day before heading out. Overall, this stay completely exceeded our expectations, and we will 100% be staying again on our next trip to Newcastle. Highly recommend!
