Cancellation policy

All cancellations must be notified in writing to Property Management Company– verbal cancellations will not be warranted. Cancellations will only be valid when in receipt of written cancellation consent from the Property Management Company. We suggest if you are unsure about exam results, receiving your visa, or other conditions on you attending University that you do not book until you are sure. If it is determined that you have no right to rent/provide misleading or false information/ withdraw from the proposed agreement or fail to meet the 15-day deadline, your £150 holding deposit will be forfeited. After signing your Agreement, you are contractually bound to the tenancy and you can only be released after finding a suitable replacement tenant who will take on the full rent liability.

We do however currently have a flexible cancellation policy in place:

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       Just come back from a 2 night stay for the Christmas Markets. I've only given four stars for location as we travelled to Piccadilly station and I have problems walking. Which is my own fault for not researching properly. Check in was quick and straightforward. Room was a double without a window. It was huge could've of been a triple room. Overall very clean and the bathroom was very clean. Tea and coffee, hairdryer, iron and ironing board in the room and a TV. The carpets in the corridor could do with being upgraded as there are bleach stains on the carpet. Very quiet hotel never heard any noise. Overall a very nice hotel would stay here again.

      Had an enjoyable stay at the Ainscow Hotel in Manchester. It has its own car park £15/day ,(which is good value), and is in an ideal location for walking into the centre. It has a great system for frozen microwaveable meals, snacks and drinks. Fantastic when you are tired out. The hotel is in a great location Our room TV was good, room was a great size and bathroom clean. The bed seemed comfortable - I think the only thing missing was the bathroom sink plug. Gareth's pictures see earlier review represented our room. All good. What really stood out for my wife and I was Tessa's dedication and helpfulness at reception. Nothing was too much trouble. She was friendly and made us feel so welcome. She also helped us navigate the registrations through their security system of the RAC to help us with our breakdown woes and with our replacement hire car. I should also mention the friendly Eathan who told us Never to be stranger - he was here to make us feel welcome and he would be happy to help if we had any issues or questions with the hotel. Couldn't recommend the hotel highly enough, particularly because they seem to hire great people.

      Great location. Rooms lovely and clean and nice big bath. Deducted 1 star because no window but not a massive issue. If I could give the service 10 stars I would. All because of a lovely woman called Brianna on the front of desk. After me making a mistake on booking.com with dates. I could book the room through them and the hotel was charging triple. I told Brianna I couldn't afford to pay that so would just leave it. But she managed to change the dates and I payed the same price and got a refund from booking.com. This act of kindness brought me to tears after a very stressful few months and this was my only weekend I had to spend with my daughter before Christmas as I work all weekends. Location is great 20 mins walk to arndale. Will be back and will make sure I book the correct dates next time . Thanks again BRIANNA. My daughter said your the best ♥️

      Our stay was great! Rooms comfortable and spacious! As well as excellent service from a man called rick at the front desk. He was great help when we had any problems & even upgraded us because of problems with our key! He was also lovely to talk too & helpful with any questions about manchester! Location is great, lots of shops & restaurants only a ten minute walk. Would stay again! Great Overall.
