No Place No Pay: if you fail to gain the required qualifications and are not accepted into the University, you need to send us the university rejection letter, or proof that the exam results don’t meet the requirements of the University.     Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel before the start of the licence period, you will be entitled to a full refund of the Advance Rent. If you decide to cancel after the start of your licence period, then you will be held to the terms of your licence agreement.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     Pros. 1. Room: the rooms at Heald court are spacious as compared to other student accommodations I have been to. The layout of the rooms make it looks big and will have plenty of space on your table too. 2. Accessibility: Almost all stores needed to buy groceries and medicals are very close (3 mins walk). The bus stops are super close too (1 min walk). There's a lovely park just a minutes walk away to disconnect and from your surroundings and just chill on grass. 3. Close to University: MMU is 25 mins walk from Heald court and UoM is 17 mins away. I have noticed that walking has become so much faster when I started travelling to uni by walk. 4. The staff: Almost all my complaints were handled promptly. The staff is very friendly and will help you out with whatever you need. They also have events organised once in a while. 5. Parking: There's plenty of parking spaces available for people who have cars. This is protected by a gate that requires a fob for entry. 6. Security: All the main gates to the building are protected with a fob entry. Cons. 1. Reception: Heald court reception is a 10 mins walk from here and it becomes annoying to walk down there just to collect a letter. It would be great if there was a reception here. Other than this, the other cons could be your flatmates, but that's totally subjective. I had good flatmates as well as bad flatmates, it's a personal experience, nothing to do with Heald court as such.

    Spent two years living at Heald Court, the property is nice and well kept. The location is central enough to walk into the city centre without being two noisy or crowded. The staff at Heald Court are lovely (in my experience), they will answer any query as quickly and as well as possible and the maintenance performed on the people is absolutely incredible! Top notch place to stay, especially for students who don't know the area that well and want to make some new friends.

    My name is Sophie Barker, I'm 18 years old and this is currently my first year as a student, so finding the right accommodation for me had been crucial (especially as someone who is very particular about things) so I can feel comfortable, safe and supported when making the transition to a new city and the beginning of my life. Heald court (Homes for students) have provided exactly that. As a result not only have I decided to live here for my first year but I have successfully rebooked my room for next year too! This is because of a various reasons, to name a few would be; The staff are so kind, approachable and friendly and have gone above and beyond in helping me settle in and always answering any questions that I had in the beginning- I specifically want to mention Michael and Tanisha who gave me a massive warm welcome when I first moved in and always bring biggest smiles and are full of conversation and laughs - which is exactly what is you need and is comforting when you have just moved out away to a new city! The accommodation itself is spacious, modern and great quality! - the facilities included with the accommodation is also a massive positive (e.g. A washing machine as apart of your kitchen). Reasonable pricing for the room, kitchen and it's provided facilities (plus - all inclusive bills :) !) Not only that but the staff are always there to help quickly and efficiently whenever you need something replacing or repairing. And not to mention the fact that the area Heald court is situated in is absolutely perfect (across from it is an abundance of shops and is also very close to the hospital, chemist, doctors, pubs, restaurants and whitworth park! - all of which are directly on Oxford road which is the centre road that leads straight into the city centre, so I have been able to Drama School/University with ease!) These are only a few reasons to why I have rebooked with them but also the reasons why I truly feel I have now found a home in Heald Court!! ~Sophie Barker 😁

    Spacious room and kitchen.The staff are very helpful and friendly, especially at the beginning of the year when moving in. Always quick to answer phone calls and emails. I have rebooked for next year and I even recommended the accommodation to a friend that booked a room after seeing the place.
