Located in Bermondsey, View Studiosstudent accommodation is a residence for students who want to live close to their colleges. View StudiosLondon provides inhabitants with a selection of studios that range in size. 
In addition to a bed with a bedside shelf and under-bed storage, View Studiosstudent accommodation offers a wardrobe, drawers, coat hooks, a study space with a desk and chair, a bookshelf, and a noticeboard, all studios are self-contained apartments with Wi-Fi and an electric heater.

Cancellation policy

Cancellations: Risk-Free Bookings for 2026/27

Cancellation Before Countersigning
If you cancel your booking before the agreement is countersigned, your advance rent payment will be refunded.

Cooling Off Period
If you booked online or by phone and have not viewed the accommodation in person, you have a 72-hour cooling-off period after booking (reduced to 24 hours from 1st August 2026).
During this period, you may cancel your booking provided you have not moved in. To cancel, please email the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”
Refunds will be processed within 10 working days.

Cancellations for Exceptional Circumstances After the cooling-off period, you may cancel before the tenancy start date only if:

  • You are unable to obtain a visa to enter the UK

  • You did not receive the required grades to attend your chosen university

  • You failed to achieve the grades needed to continue your studies

Please provide supporting evidence (e.g. UCAS notification or visa refusal) to your Residents’ Team within 72 hours of receiving it.
Your advance rent payment will then be refunded.
If you receive this notification after your tenancy start date, you remain responsible for rent payments up to the date you provide evidence and we confirm your release. No other cancellation requests will be accepted before or during the tenancy.

Finding a Replacement Occupier for your accommodation.
If you wish to end your license to occupy early, you may find a replacement licensee acceptable to the landlord. The new licensee will sign a new agreement, which may be at a different rent to match the current market rate.
Before we accept a replacement:

  • Your rent account must be fully up to date

  • Any rent owed up to your leaving date must be paid


Once the replacement licensee has signed and paid, they will assume responsibility for all future rent and obligations. Until then, you remain responsible for the rent until the original end date.

    How to Book?

    Booking Process Details

    The booking process is quick and straightforward, but having some information ready will help. You'll need the name, email, and address of your guarantor, a headshot photo, and a bank card for the advance rent/booking fee (ROI only)

    Do I Need a Guarantor?

    Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.

    What is Advance Rent?

    Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       The facilities are super comfy and have everything you need. The common areas are usually clean, except for that one dirty corner in the gym where the water bottle is (image below). Since Vanessa became the new manager, there have been many more activities to help residents connect, which I love! I'm really hoping for even more diverse activities in the future. My room is a top-notch Diamond Plus, so it's really spacious (about 34m2) and super comfortable. The bathroom is small but has everything, so this may be a big concern. However, the rooms from "Platinum Plus" down are not so big and can feel a bit claustrophobic. Plus, the bed is small (a 3/4 double), so it's only good for one person, but two people sleeping on it is impossible or extremely uncomfortable, even though the building states on the website that dual occupancy is available. Internet, heating, and hot water are all fast, convenient, and comfortable to use. The staff are incredibly friendly, enthusiastic, and helpful! They always feel like friends to me! 😊 That's a huge bonus for this accommodation!💘

      I stayed at View Studios a couple of weeks ago and honestly had a great experience. I booked through Booking.com and was a bit hesitant at first because some of the reviews were not the best but I am really glad I did not let that put me off. From the moment I arrived, I received a warm and friendly welcome from the staff which immediately made me feel at ease. The residents were also incredibly kind and welcoming. They even showed me around the area and invited me to hang out with them which made the whole experience feel much more personal and comfortable. The room itself was very clean and had a great amount of space. I especially appreciated the study area and the fully equipped kitchen which made it feel like a proper home away from home. Anytime I had questions or needed help, the staff were always available and went above and beyond to assist me. Overall, I had a really positive stay and would definitely recommend View Studios to others.

      I’ve been living at Host View Studios for over a year now and I genuinely love it here. From day one, the manager and staff have been absolutely amazing. They are not just friendly but truly caring, always ready to help and always understanding what students need. You can really tell they go above and beyond to make everyone feel comfortable and supported. One of the best things about living here is the sense of community they create. The team organises fun events that actually bring people together and help you make real friendships. It never feels lonely here, it honestly feels like a second home. And the free breakfast treats on Fridays are such a lovely bonus that I always look forward to. The study area is another highlight for me, especially with its beautiful view of the park. It is such a calm and positive space to study or just relax. Living here has made my life in London so much easier and happier, and I feel really lucky to have found this place. I would 100 percent recommend it to any student looking for a welcoming, cheerful, and supportive place to live.
