Do I Need a Guarantor?
Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.
What is Advance Rent?
Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. We were so impressed with Venti House. We met with Lianna who was so welcoming, kind and helpful, and even though the buildings were under construction, the rooms we saw were fantastic. So good in fact that we didn't even bother looking much further and secured a room that week for our son. Lianna helped us further by advising us openly on room choices, and we were able to select our preferred floor and room. 100% recommended.
