After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. My daughter Paula started at IQ Haywood this week. We know things aren't easy when someone arrives in a new country and environment (we are from Spain). We received a very warm welcome from Kamila, who made things much easier for us upon arrival and was incredibly kind. It was a real pleasure to work with her, and everything was so much simpler, we are very grateful. A 10 out of 10 experience!

I find this place really nice and enjoyable, and I am having a good time here. It is well connected, with a tube station, Thameslink, Overground, and bus stops nearby, so transport accessibility is not an issue. There are also Sainsbury’s and several small shops close by.
