After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. This is one of the best places to stay because of its great location and nice facilities. What makes it even better though is the friendly staff. They helped me with all my questions when moving in and Bimal has been especially helpful especially when I had questions with getting some rebates on the app. He guided me through it and got me the rebate! I think this is a great place for anyone to stay.

Flinders House comes highly recommended as a private student accommodation offering, with a range of rooms/studios available and good shared facilities such as a cinema room and full kitchen. The location is the key highlight of the building, situated just a minute from the picturesque Thames Path and with an abundance of green space (including the local Ecology Park) within walking distance. Transport links are excellent with the tube and buses extremely close by too. Rooms are comfortable, particularly the larger studios which are bright and airy, and come well-equipped in terms of a kitchenette and storage space. The combination microwaves are fine but not the same as having a proper oven (one is available downstairs, however). A special mention to the friendly and helpful staff, especially Bimal and Nermala, who are always on-hand to help with queries, and create a welcoming and convivial atmosphere in the building, getting to know the residents. Flinders House should definitely be on the list for anyone considering student accommodation in a fantastic, safe and more peaceful area of London, and hands down beats many other offerings by competitors.
