Cancellation policy
A booking can be cancelled up to and including 31st July of the year when the student was due to move in. The booking fee is non-refundable.
After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Frequently Asked Questions
Is the Student Accommodation site secure?
The physical safety and psychological security of the students is taken care of at the property. This is done through the use of CCTV cameras, on-site security staff and on-site teams available around the clock, 365 days a year. Secure door entry is also employed at the entrance to the property. This can only be breached if you physically open the door for someone. That is why we suggest you take special care to not allow people to tailgate you.
Can I book if I'm under 18?
The property does not accept guardianship of the students under the age of 18.
Can I bring a TV?
The short answer is yes, as long as you meet all the prerequisites. This means that before you bring a TV, you must know whether your room has a TV point. Your TV should not be larger than 21 inches and should be able to free-stand as wall-mounted TVs are not allowed. The property provides TVs and TV licenses in the communal areas but if you want a TV in your own room, you will have to arrange for a license yourself. If you have any more questions, you can check in with the on-site team.
Can I bring my bike?
Yes, most sites feature dedicated bike storage areas. As long as you are a resident at the property, have registered your bike and obtained a bike tag, you will be able to bring and store your bikes at the property.
Can I bring my car?
Yes, you can bring your car and most properties do have dedicated car storage space. Having said that, the number of car storage spaces are limited and are filled very quickly. Also to be noted is the fact that most of these places are situated close to the university and everyday amenities, makes the role of a car redundant. Therefore, we suggest that you consider all factors before deciding.
Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I’ve had a wonderful experience living here. While it is a bit of a premium investment, the quality of service makes it worth every penny. The reception team is incredibly helpful and handles all parcel deliveries efficiently. One of the biggest highlights is the reliability; unlike other places, I’ve never had issues with hot water or heating, which is essential during the winter. The maintenance team is also fantastic, usually resolving any requests within just a few hours. The social spaces—including the gym, study rooms, and gaming area—are top-notch. They also host frequent events like pizza parties and karaoke nights, which create a great community feel. With a 7-minute walk to the tube and plenty of shops and restaurants nearby, the location is perfect.

My experience at IQ East Court has been really great and comfortable so far. The accommodation feels very safe, and the location is perfect, right in front of QMUL Mile End campus, with multiple grocery stores nearby and Mile End tube station just a 5 minute walk away. The staff are always available, supportive, and respectful with any kind of concern. I really appreciate their parcel management for residents as well. Overall, it’s been a wonderful place to live.

The only issue is the price. If you're willing to pay it, you'll get everything that you're expecting. The location is perfect if you study at QMUL - practically on campus, 50m away from a Sainsbury's, and close to both the Mile End and Stepney Green tube stations. The rooms are nice, even if they are a little small; you'll have your private bathroom and a kitchen with a microwave and an induction cooktop, although annoyingly no oven. The study spaces in iQ are great. You can book a smaller private room to study alone or with a group, or just use the public study room, which is also very nice, with lots of plugs available. The gym is very good, and probably my favourite part about iQ. It's small, but the equipment is modern and comfortable, and it's actually a proper gym with a cable machine, power rack, dumbbells going up to 30kg, a punching bag, etc. It has a working AC and two rooms which could be used for changing. Very convenient that, to work out, I just need to go downstairs. I also liked all the other facilities at iQ, including a table tennis table and the cinema room, which was also very good. The fire alarms were not an issue at all for me. Sure, they'd go off quite often, but usually only for a few seconds, and almost never during sleeping hours (there was only instance in which a fire alarm woke me up, and it was due to a technical issue). Overall, I had a great experience at iQ. Again, the only issue is the very high prices. Otherwise, I'd definitely recommend it.
