Cancellation policy

Cancellations: Risk-Free Bookings for 2026/27

Cancellation Before Countersigning
If you cancel your booking before the agreement is countersigned, your advance rent payment will be refunded.

Cooling Off Period
If you booked online or by phone and have not viewed the accommodation in person, you have a 72-hour cooling-off period after booking (reduced to 24 hours from 1st August 2026).
During this period, you may cancel your booking provided you have not moved in. To cancel, please email the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”
Refunds will be processed within 10 working days.

Cancellations for Exceptional Circumstances After the cooling-off period, you may cancel before the tenancy start date only if:

  • You are unable to obtain a visa to enter the UK
  • You did not receive the required grades to attend your chosen university
  • You failed to achieve the grades needed to continue your studies

Please provide supporting evidence (e.g. UCAS notification or visa refusal) to your Residents’ Team within 72 hours of receiving it.
Your advance rent payment will then be refunded.
If you receive this notification after your tenancy start date, you remain responsible for rent payments up to the date you provide evidence and we confirm your release. No other cancellation requests will be accepted before or during the tenancy.

Finding a Replacement Occupier for your accommodation.
If you wish to end your license to occupy early, you may find a replacement licensee acceptable to the landlord. The new licensee will sign a new agreement, which may be at a different rent to match the current market rate.
Before we accept a replacement:

  • Your rent account must be fully up to date
  • Any rent owed up to your leaving date must be paid


Once the replacement licensee has signed and paid, they will assume responsibility for all future rent and obligations. Until then, you remain responsible for the rent until the original end date.

      quite good value of money in london for the rent. close to bues and tube stations. however the external building work is never close to finish, very noisy for recident who live close to the road.

      OVERALL I really recommend this I have such good memories there. They gave us so much free stuff and put so much effort in to make it like home (for example Christmas decorations and gifts ). I love the area too. The Team running this accommodation are amazing , so lovely and helpful!! It’s also 20 minutes walk to the London eye!!!! When I first moved the kitchen and my room weren’t clean but in general the accommodation itself was clean. One thing I hated was the construction work inside the place and that they would come inside our rooms. ,but by now all the work is probably finished. I had a bad very uncomfortable incident with one of the workers HOWEVER the accommodation handled it perfectly I really appreciated it.

      I’ve been staying at Glassyard Building for almost a year, and it has been a really good experience. The accommodation provides all the basics you need, and although the rooms are on the smaller side, they feel cozy and comfortable. Security is reliable, and the managers are friendly and approachable, which makes things much easier. The location is convenient, with both tube and bus connections nearby, plus several supermarkets and shops within walking distance. The atmosphere is lively, with plenty of student activities to get involved in, making it easy to meet people. Maintenance is carried out regularly, which sometimes brings a bit of noise and room checks, but it also means the facilities are being looked after and improved. Overall, Glassyard feels like a safe, welcoming, and social place to live, and I’ve enjoyed my time here.
