Cancellation policy

Bookings made prior to 1 May  2022

If you sign your Tenancy Agreement prior to 1 May 2022 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 1 May 2022. Once we receive such a notice, we will confirm receipt, cancel your Tenancy Agreement, and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

Bookings made on or after 1 May 2022

If you sign your Tenancy Agreement on or after 1 May 2022, unless the tenancy agreement has already commenced and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). Cancelling as you do not receive your visa

If you are not successful in being awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:

  1. You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and
  2. You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office.
  • One less worry if you don’t receive your offer

    • One less worry if you don’t receive your offer

    If you are not successful in obtaining your place at your chosen university, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your tenancy agreement provided the following criteria are met:
    1. You submit your request to cancel, in writing or by e-mail to the residence manager at the property, before 22nd August 2025; and
    2. You provide the manager with a copy of your rejection letter from the University or UCAS.
    Once we have your request, we will confirm receipt and refund your Advance Rent Payment of £250.00, together with any other rent payments you may have made.

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     I want to share my appreciation for Tony Moore at Yugo Depot Point for his outstanding customer care. From start to finish, Tony has been incredibly supportive during my nephew’s transfer process. He personally assisted with the transfer from The Curve to Depot Point, ensuring everything was handled smoothly. He kept me regularly updated by both email and phone, which gave me great reassurance throughout the process. He even went the extra mile by sending me a detailed floor plan of the floor where my nephew’s new room is located — without me even asking. That level of thoughtfulness is rare and truly appreciated. Tony’s professionalism, attention to detail, and genuine care for students and their families make a world of difference.     Good location and nice staffs. Compared with other student accommodations, a relatively good place to stay. Parcels are taken care of in the reception area, and the maintenance is always on time. Rent is high though, but it is still understandable considering the convenience in getting around. Not everything is perfect, but overall a satisfactory choice. Hope it can keep doing better.
