Plato House, Liverpool cancellation policy
4.1 Cancellation during the cooling off period(s)
- Where you have booked your Accommodation prior to 1 st August the cooling off period if 7 days.
- Where you have booked your Accommodation after (and including) 1 st August the cooling off period is
- 24 hours.
- If you cancel your tenancy after 24 hours of signing, then Cloud Student Homes reserves the right to retain your deposit (or partial deposit) in lieu of expenses occurred.
Where you are wanting to discuss a cancellation, you will need to contact your Accommodation Team
directly.
4.2 Cancellations after the cooling off period(s)
- Where you are outside of the cooling off period (as above), you a required to provide an alternate tenant in order to take over your tenancy agreement and liability.
- You are liable for the full term of the rent until the alternate tenant passes the colling off period (as above).
Where you are wanting to discuss a tenancy takeover, you will need to contact your Accommodation Team
directly.
4.3 Cancellations after you have moved into the accommodation
- You will need to contact your Accommodation Team directly to notify them of your intentions to leave.
- You will need to find a replacement tenant to takeover over the remainder of your agreement (as per above section).
- The replacement tenancy must have equal to or greater tenancy total (£).
- Where there is a difference in rent, you will be liable for this.
- A professional clean is required and will be deducted from your deposit.
It is your responsibility to provide an alternate tenant (as per Section 4.3), however where available the
Accommodation Team will be able to assist you with any enquiries that come directly to Cloud (this is subject
to the occupancy level of the property and does not reduce your responsibility).
The Accommodation Team will contact you directly if they find an alternative tenant and advise of any
difference in rent or marketing/commission payments that you may be liable to continue with the takeover.
We would advise contacting our Accommodation Team as soon as you intend to find a replacement so that
they can support you in the best way.
4.4 Cancellations by Cloud Student Homes or the Landlord
- Where unsigned your agreement will be cancelled when expired.
- Where your landlord or Cloud Student Homes is not able to offer your accommodation, we will be in touch with reasons why, offer and alternative, or where an alternative cannot be provided a cancellation will be applied whereby all monies paid to Cloud will be refunded.
4.5 First-year students who do not get a place at university: “No Place, No Stay”
- Applicable for First Year students only
- Where a university place has been ‘rejected’ a written copy of the rejection letter will need to be sent to your Accommodation Team within 5 calendar days of being received
- This does not apply where a resident has withdrawn their own application

- If your Visa has been refused, then you will need to contact your accommodation team within 5 days of the refusal with the evidence of the refusal for your cancellation to be processed and deposit refunded.

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand and RentGuarantor, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. Excellent quality for the price, and the staff are very friendly! It's a new building, built in 2015 with fast&free Wi-Fi. The location also could not have been more perfect! Nice common room too with table tennis and a movie corner. The only complaint I have is that there are no organised house events, so unless you really make an effort, you're not likely to meet any of the other residents.

I had an incredible experience at Plato House through my two years there. During all my time, Jess and Tony strongly supported me in many ways. They are a great team and do their best to provide all students with the best experience. The building presents a good location, close to the universities and a short walk to markets and convenience stores. Also, there are few restaurants around, and on the main road, there's a vast option for buses to the most diverse locations across Liverpool. I highlighted the short distance to Lime Street Station and the Centre. Extra tip: On the 5th floor, I had the most fantastic view of the city :)
