Our deluxe en-suite bedrooms offer a 3/4 size double bed, and superb en-suite bathroom and storage space, as part of a shared cluster of 5/6 student bedrooms. Each en-suite room comes with bed, study desk and chair, and superfast broadband (100mb).
Each lockable bedroom shares great communal living and kitchen space, providing you with great opportunities to relax with your flat mates, and unwind after a long day. The communal room contains a TV. Your fitted kitchen will include a fridge, oven and hob.
In addition to your shared cluster kitchen and living room, our student also benefit from the great communal spaces on the ground floor.
Your rental rate includes your utility bills.
Falkland House offers recycling facilities and a Laundry room.

The studios offer 3/4 bed, study space with desk and chair, and of course a private fitted kitchen with hob, oven and fridge. Given the limited number of studios available it is no surprise that these rooms sell quickly.
All our studios have superfast broadband, and your rental rate includes your utilities. All our residents can access the laundry and recycling facilities, as well as share our common areas.

Falkland House, Liverpool cancellation policy
4.1 Cancellation during the cooling off period(s)
- Where you have booked your Accommodation prior to 1 st August the cooling off period if 7 days.
- Where you have booked your Accommodation after (and including) 1 st August the cooling off period is
- 24 hours.
- If you cancel your tenancy after 24 hours of signing, then Cloud Student Homes reserves the right to retain your deposit (or partial deposit) in lieu of expenses occurred.
Where you are wanting to discuss a cancellation, you will need to contact your Accommodation Team
directly.
4.2 Cancellations after the cooling off period(s)
- Where you are outside of the cooling off period (as above), you a required to provide an alternate tenant in order to take over your tenancy agreement and liability.
- You are liable for the full term of the rent until the alternate tenant passes the colling off period (as above).
Where you are wanting to discuss a tenancy takeover, you will need to contact your Accommodation Team
directly.
4.3 Cancellations after you have moved into the accommodation
- You will need to contact your Accommodation Team directly to notify them of your intentions to leave.
- You will need to find a replacement tenant to takeover over the remainder of your agreement (as per above section).
- The replacement tenancy must have equal to or greater tenancy total (£).
- Where there is a difference in rent, you will be liable for this.
- A professional clean is required and will be deducted from your deposit.
It is your responsibility to provide an alternate tenant (as per Section 4.3), however where available the
Accommodation Team will be able to assist you with any enquiries that come directly to Cloud (this is subject
to the occupancy level of the property and does not reduce your responsibility).
The Accommodation Team will contact you directly if they find an alternative tenant and advise of any
difference in rent or marketing/commission payments that you may be liable to continue with the takeover.
We would advise contacting our Accommodation Team as soon as you intend to find a replacement so that
they can support you in the best way.
4.4 Cancellations by Cloud Student Homes or the Landlord
- Where unsigned your agreement will be cancelled when expired.
- Where your landlord or Cloud Student Homes is not able to offer your accommodation, we will be in touch with reasons why, offer and alternative, or where an alternative cannot be provided a cancellation will be applied whereby all monies paid to Cloud will be refunded.
- Applicable for First Year students only
- Where a university place has been ‘rejected’ a written copy of the rejection letter will need to be sent to your Accommodation Team within 5 calendar days of being received
- This does not apply where a resident has withdrawn their own application

4.6 Visas
- If your Visa has been refused, then you will need to contact your accommodation team within 5 days of the refusal with the evidence of the refusal for your cancellation to be processed and deposit refunded.

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.
