No Visa No Pay: if you don'tget your visa tocome and study in the UK, you must send us the visa application rejection letter within 48 hours of receiving it. This policy is valid until 1 September 2026.

Please send your request and the supporting official documents to the respective schemes' email. Should you fail to provide the necessary information within 48 hours, the amount will be equal to the lesser of

  1. The Advance Rent and
  2. The amount equivalent to one week’s Licence Fee will be retained as a cancellation fee.

No Place No Pay: if you fail to gain the required qualifications and are not accepted into the University, you need to send us the university rejection letter, or proof that the exam results don’t meet the requirements of the University.     Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.
  • Guarantor

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

    This is a great place to live, it’s super close to the university and staff are always around to help. The Byrd studio is a nice size and is great for those who don’t want to share kitchen/bathroom areas. Would recommend 👍🏻

    I moved to this accommodation in September, and am planning to rebook for the 2026-27 period. The staff here are inviting and approachable, always on standby to assist you with any matter. The facilities, including the communal areas are great, providing a sense of community for everyone through varied events or just in general.

    Great location, close to all amenities. I hope they give out some kind of discount to students that rebook, as Its a little upsetting that it hasn't been offered previously. Staff are friendly supportive and always willing to help. Events throughout the year are good, however need more planning. All areas are clean and tidy and well maintained. The common area in the lobby is lovely to come spend time with friends and family visiting, however with work calls held can make it less inviting Security is great, glad to have it, however some members could be more approachable
