No Visa No Pay: if you don'tget your visa tocome and study in the UK, you must send us the visa application rejection letter within 48 hours of receiving it. This policy is valid until 1 September 2026.

Please send your request and the supporting official documents to the respective schemes' email. Should you fail to provide the necessary information within 48 hours, the amount will be equal to the lesser of

  1. The Advance Rent and
  2. The amount equivalent to one week’s Licence Fee will be retained as a cancellation fee.

No Place No Pay

No Place No Pay: if you fail to gain the required qualifications and are not accepted into the University, you need to send us the university rejection letter, or proof that the exam results don’t meet the requirements of the University.     Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel before the start of the licence period, you will be entitled to a full refund of the Advance Rent.     Cancel with a full refund if you fail to secure a placement or if it's in a different city. Submit proof within 48 hours, valid until 1 September.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.
  • Guarantor

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     I have lived at Student Castle for three years now and have lived in both the Byrd and Banks studios. Both of these rooms have exceeded my expectations of what student accommodation would be like. The building its self is lovely and quiet, and the staff have always been on hand to help. Maintenance and cleaning staff are also great! Rooms are furnished to a nice modern standard and are the perfect space for a couple or single person to live in. I will be very sad to leave this accommodation!

    This is my first year in St Mark's Apartments, and I have enjoyed my time here more that I imagined. The staff team are second to none - a delightful bunch of people who are more than happy to chat and help should it be required. The facilities are kept very clean , and there is a fantastic maintenance team who are on hand to make any repairs in your room. The rooms are superb - comfortable and plenty of storage space. I'm looking forward to staying here further, and can highly recommend this accommodation!

    I've lived here for 3 consecutive years and my stay was nothing short of exceptionally pleasant! The staff dedicate a lot of time and effort towards planning diverse socials and events throughout the year, and they are very prompt with resolving concerns as they arise. I also enjoyed being able to rent a building-owned bike to travel some places.

    I’ve had a great experience. being first year and dealing with different conditions etc. i needed somewhere to live by myself just to get through the first year of uni. i picked a studio here and honestly never disappointed. the facilities are lovely, the size of my room was honestly shocking (in a good way it was way bigger than ever expected) there is always stuff going on downstairs during the month. management and staff are so helpful as well. all in all, this accomodation was perfect for me and was so worth the money - i would book here again.
