Cancellation policy

Cancellations: Risk-Free Bookings for 2026/27

Cancellation Before Countersigning
If you cancel your booking before the agreement is countersigned, your advance rent payment will be refunded.

Cooling Off Period
If you booked online or by phone and have not viewed the accommodation in person, you have a 72-hour cooling-off period after booking (reduced to 24 hours from 1st August 2026).
During this period, you may cancel your booking provided you have not moved in. To cancel, please email the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”
Refunds will be processed within 10 working days.

Cancellations for Exceptional Circumstances After the cooling-off period, you may cancel before the tenancy start date only if:

  • You are unable to obtain a visa to enter the UK

  • You did not receive the required grades to attend your chosen university

  • You failed to achieve the grades needed to continue your studies

Please provide supporting evidence (e.g. UCAS notification or visa refusal) to your Residents’ Team within 72 hours of receiving it.
Your advance rent payment will then be refunded.
If you receive this notification after your tenancy start date, you remain responsible for rent payments up to the date you provide evidence and we confirm your release. No other cancellation requests will be accepted before or during the tenancy.

Finding a Replacement Occupier for your accommodation.
If you wish to end your license to occupy early, you may find a replacement licensee acceptable to the landlord. The new licensee will sign a new agreement, which may be at a different rent to match the current market rate.
Before we accept a replacement:

  • Your rent account must be fully up to date

  • Any rent owed up to your leaving date must be paid


Once the replacement licensee has signed and paid, they will assume responsibility for all future rent and obligations. Until then, you remain responsible for the rent until the original end date.

    Booking Process Details

    The booking process is quick and straightforward, but having some information ready will help. You'll need the name, email, and address of your guarantor, a headshot photo, and a bank card for the advance rent/booking fee (ROI only)

    Do I Need a Guarantor?

    Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.

    What is Advance Rent?

    Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       This is the review that I needed while booking this accomodation. The Tannery is a very good accomodation, The staff is very good, polite, takes care of everything, the maintaince team is very good, I put a maintaince request for drain blockage in midnight twice and the team just came the worling day to fix it. Laundry is paid, keep in mind, 6.3gbp per wash & dry minimum, they organized a lucky draw where I won a free wash and dry and I was abke to redeem it whenever I want, which was good. Pro Tip: Book Room for yourself/ oy with your friends on the 8th floor for high cieling rooms and book Gold Plus Ensuite rooms for a room with good view, Gold Plus ensuites have two windows, and the windows open fully which brings alot of air, My advice: Book Gold Plus Ensuite on 8th Floor. Fortunately my room mates are very nice, the kitchen is shared btwn 4, and is always cleaned. I've shared some pics of my room. Just below the accom, theres a convienence store, Londis. From where you can buy for your cravings, it closes at midnight, the games room is pretty good, they have pool, I love playing it. And yeah overall the property is very good, just keep in mind with property rules like Parcel Collection etc, because they too have to stick by the rules. If you got any questions let me know.

      I live in a block and it’s relatively quiet. Maintenance responds very quickly and is very helpful and friendly. The staff here is so welcoming and helpful, their knowledge about the area and the accommodation is great.

      The Tannery is a fantastic student accommodation! The rooms are modern, clean, and really comfortable, and the communal spaces make it easy to meet new people. The location is perfect and close to campus and local amenities. The staff are friendly and always helpful. Definitely a great place to call home while studying!

      The Tannery Student Accommodation in Leicester is a spacious student high-rise situated centrally within the city. It boasts an equipped gymnasium and a student relaxation area, and each kitchen is designed to accommodate five students, giving a further sense of privacy. It’s fully staffed at all times. Despite its substantial size, the rooms are ingeniously arranged to ensure students have a sense of privacy. And with Londis supermarket just opposite the entrance, students can shop with ease. Parking though! It parks less than 10 cars at the premises… so cars have to register their business or they get fined! Yikes!
