Select the room type: Review available en-suite rooms, studios or shared apartments, along with rent and tenancy dates.
Click “Book Now”: Start the online booking application for the selected property.
Enter student details: Complete the application with the required personal and contact information.
Provide a photograph and guarantor details: Keep a head-and-shoulders photograph ready, along with the guarantor's name, email address and address, if applicable.
Pay the advance rent or holding payment: Make the payment requested during the booking process to reserve the room. The payment is credited towards the first rent instalment.
Complete the booking application: Review the booking details and submit the required information. If the student has specific accessibility needs, contact the Residents' Team as the online process may be paused for further discussion.
Review and sign the accommodation agreement: Complete the applicable tenancy agreement or licence agreement for the selected property.
Complete guarantor formalities: If paying rent by instalments using a guarantor, arrange for the guarantor to provide proof of ID and address and sign the agreement as required.
Pay the first rent instalment: Follow the payment schedule stated in the agreement. The first rental instalment must be paid before move-in.
Receive booking confirmation: Retain the booking confirmation and payment acknowledgement. For the 2026/27 academic year, some properties may have a specific agreement-signing process while regulatory changes are finalised.
Complete pre-arrival formalities: Watch the induction video and book a move-in slot when Fresh contacts the student before the tenancy starts.

Do I Need a Guarantor?
Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.
What is Advance Rent?
Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. This is the review that I needed while booking this accomodation. The Tannery is a very good accomodation, The staff is very good, polite, takes care of everything, the maintaince team is very good, I put a maintaince request for drain blockage in midnight twice and the team just came the worling day to fix it. Laundry is paid, keep in mind, 6.3gbp per wash & dry minimum, they organized a lucky draw where I won a free wash and dry and I was abke to redeem it whenever I want, which was good. Pro Tip: Book Room for yourself/ oy with your friends on the 8th floor for high cieling rooms and book Gold Plus Ensuite rooms for a room with good view, Gold Plus ensuites have two windows, and the windows open fully which brings alot of air, My advice: Book Gold Plus Ensuite on 8th Floor. Fortunately my room mates are very nice, the kitchen is shared btwn 4, and is always cleaned. I've shared some pics of my room. Just below the accom, theres a convienence store, Londis. From where you can buy for your cravings, it closes at midnight, the games room is pretty good, they have pool, I love playing it. And yeah overall the property is very good, just keep in mind with property rules like Parcel Collection etc, because they too have to stick by the rules. If you got any questions let me know.

I live in a block and it’s relatively quiet. Maintenance responds very quickly and is very helpful and friendly. The staff here is so welcoming and helpful, their knowledge about the area and the accommodation is great.

The Tannery is a fantastic student accommodation! The rooms are modern, clean, and really comfortable, and the communal spaces make it easy to meet new people. The location is perfect and close to campus and local amenities. The staff are friendly and always helpful. Definitely a great place to call home while studying!

The Tannery Student Accommodation in Leicester is a spacious student high-rise situated centrally within the city. It boasts an equipped gymnasium and a student relaxation area, and each kitchen is designed to accommodate five students, giving a further sense of privacy. It’s fully staffed at all times. Despite its substantial size, the rooms are ingeniously arranged to ensure students have a sense of privacy. And with Londis supermarket just opposite the entrance, students can shop with ease. Parking though! It parks less than 10 cars at the premises… so cars have to register their business or they get fined! Yikes!
