The stylish recently renovated 176 premium en-suite bedrooms at Woodhouse Flats come with a ¾ bed with under-bed storage, wardrobe, shelving unit, study desk and chair. Benefiting from your own private bathroom – the ensuite facility is fresh and bright and includes a shower unit. In your shared kitchen area you will enjoy a high-spec modern kitchen, which includes an oven and hob, fridge freezer, washing machine/ dryer, TV and table and chairs. Our flats come in cluster sizes of 6 bedrooms so it’s ideal to get to know your fellow students.

Cancellation policy
Cooling Off Period:
You have a 3 working day cooling-off period.
You may cancel your contract by giving us written notice by post or e-mail. The notice must reach us by the end of the 3rd working day after the day we confirm to you that your accommodation booking is concluded and before you collect your keys for your accommodation (check-in), whichever is the sooner.
If you validly cancel during the cooling-off period, we will reimburse the security deposit fee and any pre-paid accommodation fees.
Cancellations before you have moved in:
Outside of the cooling-off period outlined above, you may request to cancel your accommodation contract in writing. A Termination of Tenancy payment of £75.00 will apply which we may deduct from your security deposit.
You will be required to find a replacement tenant, reasonably acceptable to Mansion Student, to take over your accommodation contract. Mansion Student will use reasonable endeavors to help you to find a replacement tenant but cannot guarantee that a replacement will be available. Mansion Student will assist in finding a replacement tenant, but this will only apply when all other rooms in the property are occupied.
Please note: You remain responsible for all rent due as defined in your accommodation contract until a replacement tenant has been found for your accommodation. Once the replacement tenant has completed all the required documentation and made any payments that are due, we will process the refund of your security deposit if applicable and refund any advance rent payments that may be due to you.
Cancellations after you have moved into the accommodation:
The cooling-off period ends once you have moved into the accommodation, even if you move into the accommodation within 3 working days of concluding your contract.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. My bother used to live here. Its a very nice accommodation. It's very cozy and near to University of Leeds. I visited my brother one time. I was in love with this place. It's near to a convenient store. The bus stop is also near. Rooms are neat and clean. They conduct weekly inspection. Overall a good accommodation at this price is very rare. I would say if any one is booking just go for it
